Signs permitted in Residential and Conservation Districts are as follows:
A. 
Signs displaying only the name and address of the occupant of the premises, provided that the area of any such sign shall not exceed one square foot. Not more than one such sign shall be erected on each premises.
B. 
Signs identifying permitted nonresidential buildings, provided that the area of any such sign shall not exceed eight square feet. A maximum of two such signs shall be placed on a corner property on which such buildings are located.
Signs identifying permitted nonresidential buildings, provided that the area of any such sign shall not exceed 32 square feet. A maximum of two such signs shall be placed on a corner property on which such buildings are located. Consideration for a sign size larger than the specified allowance may be allowed by conditional use at the discretion of Borough Council. In addition to the conditional use procedures set forth in § 455-29 of the Borough of West Reading Zoning Ordinance, Borough Council shall consider granting conditional use for a sign size larger than the specified allowance by considering comments from the Planning Commission, Zoning Officer and items including but not limited to:
A. 
Building size.
B. 
Facade size.
C. 
Existing signage associated with the building and neighborhood.
D. 
Building and neighborhood characteristics.
E. 
Signage type and characteristics.
F. 
Physical and visual impact including lighting.
G. 
Sign layout and construction materials.
H. 
Architectural characteristics and features.
