The R5 (high density multiple-family residential) district is intended to be used as follows:
(A) Use Type and Intensity.
(1) Multiple-family homes in the form of apartment or condominium complexes.
(3) Multiple primary structures on one lot.
(B) Application of District.
(1) Existing and new development.
(2) District is comprised of spot zoning or small pockets of development (a couple of contiguous lots).
(C) Development Standards.
(1) Stringent standards to protect the quality of life for tenants and surrounding zoning districts.
(D) Appropriate adjacent districts: PR, AG, R1, R2, R3, R4, R5, TR, MH, UV, IS, NC, DC, C1, C2, and HC.
(E) Plan Commission.
(1) Should use this district for existing developments and carefully for new residential development within the City of Angola.
(F) Board of Zoning Appeals.
(1) Discourage the creation of duplexes and triplexes from existing single-family detached homes.
(2) Allow a special exception use only when it clearly complements the residential nature of the district.
