Lots, buildings, and other structures not located within a planned development district shall conform to the dimensional standards specified in Table 310-B to Table 310-L, except as may be otherwise allowed in this division. The standards for lots, buildings, and other structures in a planned development district are enumerated in the general development plan for the zoning district.
A. Measurement of lot area. Lot area is measured on the horizontal plane. Lot area shall not include any of the following features:
(1) All navigable waterbodies up to the elevation of the ordinary high-water mark;
(2) The area within the mapped right-of-way; or
(3) If the road on which the lot fronts is private, the easement of the private road (assumed to be 33 feet on each side of the center line).
B. Measurement of building height. The height of a building is measured from the mean elevation of the finished grade along the front yard face of the building to the highest point.
