Conditional uses and associated development standards, if any, for an R-10 zone are those identified in Chapter 18.54 LFPMC.

The minimum required area of a lot in an R-10 zone shall be 10,000 square feet.

The minimum street frontage in an R-10 zone shall be 75 feet along a public street right-of-way.

No building or combination of buildings, including accessory buildings, shall occupy or cover more than 30 percent of the net lot area in an R-10 zone.

The following setbacks shall apply in an R-10 zone:
A.
Front yard: Not less than 20 feet measured at a right angle to the front line;
B.
Side yards: A minimum combined width of 15 feet, not less than five feet on either side, measured from the property line to the nearest point of the building;

The building height limit in an R-10 zone shall not exceed 30 feet.

The maximum impervious surface allowed in an R-10 zone shall be 45 percent of the lot area.

Development of permitted and conditional uses must meet the tree canopy coverage requirements specified in the Lake Forest Park Municipal Code (including, without limitation, in LFPMC § 16.14.070 and § 17.12.090(J)).
