The following uses are permitted in all R-3
Districts:
B. Churches or similar places of worship, parish houses
and convents.
C. Public parks, public playgrounds and other municipal
recreational areas.
D. Nonprofit elementary schools, high schools and institutions
of higher education accredited under the laws of the State of New
York, but not including delinquent homes or institutions of corrective
behavior.
E. Other customary accessory uses and buildings, provided
that such uses are incidental to the principal use and do not include
any activity commonly conducted as a business. Any accessory building
shall be located on the same lot as the principal building.
F. Home occupations. There shall be no external evidence
of such occupation except a sign which must satisfy the requirements
of signs under Supplementary Regulations of this chapter.
G. Customary noncommercial agricultural operations; provided,
however, that no storage of manure or odor- or dust-producing substances
shall be permitted.
H. Residential condominium or cooperative living units.
Condominium or cooperative living units may be constructed in the
existing school structure on the Ashford Avenue School property in
an R-3 District. Such construction shall be allowed only by a special
permit granted by the Board of Trustees; provided, however, that the
plans for such condominium or cooperative living units shall meet
all of the terms and conditions determined by the Board of Trustees
upon such application. The terms and conditions for granting a special
permit shall include but not be limited to:

(1) The building height shall not exceed that of the existing
school building on the site.
(2) The lot coverage shall not exceed that of the existing
school building.
(3) Off-street parking shall be at least two parking units
for each living unit.
(4) The number of units shall not exceed 30 units, plus
one custodial unit.
(5) Setbacks and landscaping, including but not limited
to a band of natural screening, shall be not less than 10 feet in
depth on all sides, except the property frontage.
(6) The number, location and type of means of ingress
and egress.

Lot area shall not be less than 7,500 square
feet with a minimum street frontage of 60 feet.

The maximum permitted building coverage shall
not exceed 28% of the area of the lot.
Each lot shall have front, side and rear yards
not less than the depths or widths as follows:
A. Front yard depth: 20 feet.
B. Each side yard width: 15 feet.
C. Rear yard depth: 20 feet.
The minimum building area for principal building,
excluding garage area, shall be 600 square feet for a two-story dwelling
or 800 square feet for a one-story dwelling.
All accessory buildings shall be located so
that the distance from the front boundary, the side boundary, the
rear boundary and the main building shall be not less than the following:
A. The minimum distance to the front boundary: 20 feet.
B. The minimum distance to the side boundary: 15 feet.
C. The minimum distance to the rear boundary: 15 feet.
D. The minimum distance to the main building: 0 feet.
