No mobile home park, after the effective date of this chapter, shall be erected within a two-mile radius of an existing mobile home park. Conditions of soil, groundwater level, drainage and topography shall not create hazards to the property or the health or safety of the occupants of neighboring properties.
Exposed ground surfaces in all parts of every mobile home park shall be paved, or covered with stone screenings or other solid material, or protected with a vegetative growth that is capable of preventing soil erosion and of eliminating objectionable dust.
The ground surface in all parts of every mobile home shall be graded and equipped to drain all surface water in a safe, efficient manner.
A. 
No part of any park shall be used for nonresidential purposes, except as permitted by this chapter or by Chapter 300, Zoning.
B. 
Nothing contained in this article shall be deemed as prohibiting the sale of a mobile home located on a mobile home stand and connected to the pertinent utilities.
A. 
Mobile homes shall be separated from each other and from other buildings and structures by at least 40 feet on all sides.

B. 
An accessory structure which has a horizontal area exceeding 25 square feet, is attached to a mobile home or located within 10 feet of its window, and has an opaque top or roof that is higher than the nearest window shall, for purposes of all separation requirements, be considered to be part of the mobile home.
A. 
In all parks accommodating or designed to accommodate five or more mobile homes, there shall be one or more recreation areas which shall be easily accessible to all park residents.
B. 
The size of such recreation areas shall be based upon a minimum of 500 square feet for each lot. No outdoor recreation area shall contain less than 10,000 square feet.
C. 
Playground and/or recreational equipment shall be installed in each required recreation area, in sufficient quantities to accommodate its use, and shall be subject to approval of the Planning Board.

D. 
Playground and/or recreational equipment shall be installed in each required recreation area, in sufficient quantities to accommodate its use, and approved by the Youth and Recreation Committee prior to a certificate of occupancy being issued.
A. 
All mobile homes shall have the following minimum setbacks from any park property boundary line:

Front yard: 45 feet.
(2) 
Side yard: 20 feet.
(3) 
Total side yard: 40 feet.
(4) 
Rear yard: 50 feet.
B. 
There shall be a minimum distance of 25 feet between an individual mobile home and adjoining pavement of a park walk, park street, or common parking area or other common area.

C. 
All mobile home parks shall be provided with screening, such as attractive and well-maintained fences or natural growth, along the property boundary line separating the park and adjacent uses.
A. 
General requirements. All mobile home parks shall be provided with safe and convenient vehicular access from abutting public streets or roads to each mobile home lot.

B. 
Access. Access to mobile home parks shall be designed to minimize congestion and hazards at the entrance or exit and allow free movement of traffic on adjacent streets. The entrance road connecting the park streets with a public street or road shall have a minimum road pavement width of 40 feet where parking is permitted on both sides, or a minimum road pavement width of 34 feet where parking is limited to one side. Where the primary entrance road is more than 100 feet long and does not provide access to abutting mobile home lots within such distance, the minimum road pavement width may be 28 feet, provided that parking is prohibited at both sides.

C. 
Internal streets. Surfaced roadways shall be of adequate width to accommodate anticipated traffic and in any case shall meet the following minimum requirements:

(1) 
All streets: 28 feet or more, provided that parking is prohibited on both sides.
(2) 
Dead-end streets shall be limited in length to 300 feet and shall be provided at the closed end with a turnaround having an outside roadway diameter of at least 80 feet included in the total length.
(3) 
Fire lanes: refer to Chapter 280, Vehicles and Traffic.
D. 
Required illumination of park street systems. All parks shall be furnished with lighting units so spaced and equipped with luminaires placed at such mounting heights as will provide the following average maintained levels of illumination for the safe movement of pedestrians and vehicles at night:
(1) 
All parts of the park street system: 0.6 footcandle, with a minimum of 0.1 footcandle.
(2) 
Potentially hazardous locations, such as major street intersections and steps or stepped ramps: individually illuminated, with a minimum of 0.3 footcandle.
E. 
Street construction and design standards. At minimum, comply with the construction standards for private roads (see § 252-27). Additional standards may be required as deemed appropriate by the Planning Board.

A. 
Off-street parking areas shall be provided in all mobile home parks for the use of park occupants and guests. Such areas shall be furnished at the rate of at least two car spaces for each mobile home lot.
B. 
Required car parking spaces shall be so located as to provide convenient access to the mobile home and shall adjoin the mobile home lot that they are intended to serve or central parking for cars shall be provided at the same ratio for a group of mobile homes.

C. 
Any parking permitted on streets will not be counted as part of required off-street parking.

A. 
General requirements. All parks shall be provided with safe, convenient, all-season, dust-free pedestrian access walks of adequate width for intended use, durable and convenient to maintain, between individual mobile homes, the park streets and all community facilities provided for park residents. Sudden changes in alignment and gradient shall be avoided.
B. 
Common walk system. A common walk system separated from the road system by a minimum of three feet shall be provided and maintained. Such common walks shall have a minimum width of 3 1/2 feet.
C. 
Individual walks. All mobile home stands shall be connected to common walks, to paved streets, or to paved driveways or parking spaces connecting with a paved street. Such individual walks shall have a minimum width of 30 inches.
Trees and shrubs shall be provided along all walks and streets, around recreation areas and along the outer property line of the mobile home park. Trees shall be planted at an interval of not less than 50 feet where feasible.[1]

The lot area shall be a minimum of 43,560 square feet for each mobile home accommodated. The minimum lot width shall be 125 feet.
