In addition to the general goals listed in the statement of purpose and community development objectives in Article I, the C/I-2 Limited Commercial/Industrial District is established to:
A. 
Encourage uses that are compatible with existing commercial and industrial uses and the general character of the district;
B. 
Promote a unified approach to development in order to better coordinate uses in the district; and
C. 
Ensure the safety and well being of the community through the proper regulation of commercial and industrial activities.
In addition to fulfilling the intent of the district, the C/I-2 Limited Commercial/Industrial District shall be located or expanded so as to:
A. 
Fulfill the recommendations established in the Township Comprehensive Plan, Future Land Use Plan;
B. 
Maintain proper access to the arterial and collector road network as defined by the Comprehensive Plan;
C. 
Limit disruption or intrusion into residential and/or agricultural areas of the Township; and
D. 
Incorporate areas with suitable infrastructure to handle such uses.
A. 
Uses by right. In the C/I-2 Limited Commercial/Industrial District, a building shall be erected, altered, or used, and a lot or premises shall be used, by right, for any one of the following purposes, and for no other:
(1) 
Research and laboratory facility.
(2) 
Office, administrative, professional business and executive building.
(3) 
Assembly of products wholly within an enclosed building.

(4) 
Indoor storage and warehousing.
(5) 
Wholesale sales.

(6) 
New Garden Township municipal use.
(7) 
Accessory use on the same lot and customarily incidental to any of the listed uses by right.
(8) 
Renewable energy facility as an accessory use in accordance with the provisions of § 200-127.

B. 
Use by special exception. Only one of the following uses may be permitted per lot in the Limited Commercial-Industrial Zoning District (C/I-2) as a special exception when authorized by the Zoning Hearing Board subject to the standards of this section and Article XX of this chapter:

(1) 
Manufacturing and/or fabrication of products, wholly within an enclosed building.
(2) 
Automobile sales and service, provided that all display and storage of cars are properly set back from the right-of-way line.
(3) 
Solar energy facility with an array area greater than 1,000 square feet, in accordance with the provisions of § 200-127.

Lot and yard requirements. The following lot size and yard requirements shall apply to all uses permitted in the C/I-2 District:

B. 
Building coverage on any lot in the C/I-2 District shall not exceed 40% of the total area of the lot.
C. 
The total lot coverage for any lot in the C/I-2 District shall not exceed 75% of the total area of the lot.
D. 
No building or structure in the C/I-2 District shall exceed 40 feet in height.
E. 
The minimum lot width standards set forth in Subsection A of this section shall be measured at the building setback line on any given lot.

The following standards for design of and development of lots and uses shall apply for all uses:
A. 
Screening shall be required in accordance with the provisions of § 200-100.
B. 
Storage shall be within a fully enclosed structure or building. No outdoor storage of any type is permitted.
C. 
All exterior lighting shall be directed toward the principal structures or use, and shall not shine or glare on to adjacent lots and properties and shall comply with the provisions of § 200-106.
D. 
Off street parking shall be required in accordance with § 200-109.
E. 
Access and traffic control shall be designed in accord with § 200-102.
F. 
All uses shall comply with the performance standards as established in § 200-110.
G. 
Loading, unloading and storage shall be totally off of all public and private streets and interior circulation aisles, and shall comply with § 200-104.
H. 
Signs shall comply with § 200-112.

Landscaping as regulated by § 200-101.
