The boundaries of all districts are hereby established as shown on the set of 45 sectional maps of the Town entitled "Official Zoning Map," dated November 17, 1970, as amended, and certified by the Town Clerk, which is hereby made a part of this chapter and is filed for reference in the office of the Town Clerk.
B.
There accompanies this chapter a consolidated map entitled "Zoning Map," which is intended for general information purposes only.[1]
[1]
Editor's Note: The consolidated Zoning Map is on file in the office of the Town Clerk.
Where uncertainty exists as to the locations of any boundaries shown on the Zoning Map, the following rules shall apply:
A.
District boundary lines are intended to follow lot lines or the center line of streets, rights-of-way or watercourses or to be parallel or perpendicular thereto, unless such district boundary lines are indicated by dimensions shown on the Zoning Map.
B.
Where district boundary lines divide a lot or unsubdivided property, the location of any such boundary, if not indicated by dimensions, shall be determined by the use of the map scale appearing thereon.
C.
If the district classification of any land is in question, it shall be deemed to be in the most restrictive adjoining district.
Where a lot is divided by one or more zoning district or municipal boundary lines, any building or land use established thereon shall comply with the regulations of the district in which such building or land use is located. All requirements of this chapter, including yards and other dimensional requirements, shall be met on property located within the Town.
For purposes of this chapter, the terms "more restrictive" and "less restrictive" refer to the order in which the residential districts are listed in § 125-4 of this Article, the first named being the most restrictive.
