The Township of Saddle Brook is hereby divided

The boundaries of each above created district
are hereby established as shown on the Zoning Map, which map is part
of this chapter and is on file in the offices of the Township Clerk
and the Administrative Officer.[1]

A.Â
From and after the date this chapter becomes effective
except as hereinafter specified, no building shall be erected or altered
and no building or premises shall be thereafter used for any purpose
other than a use permitted in the district in which the building or
premises is located and except in conformity with the regulations
herein prescribed for the district in which the building is located.
B.Â
Where a lot is formed from part of a parcel of land
then already improved, the separation must be effected in such manner
as not to impair any of the provisions of this section, whether related
to the then-existing improvement or to the proposed new improvement.
C.Â
There shall be no permanent access to a less restricted
zone through a more restricted zone, except by way of a public street.
Boundary lines as shown on the Zoning Map accompanying
this chapter are intended to coincide with lot lines, the center lines
of streets, drainage courses or railroads as they existed at the time
of adoption of this chapter or they are designated on the Zoning Map
by figures or dimensions.
In case the boundary line of any district shall
run through any lot, the regulation and restrictions of the more restricted
district shall apply to the portion of the lot lying within 25 feet
at right angles from such boundary line. However, that twenty-five
foot portion of a lot may be utilized for parking and buffers as accessory
to the more restricted district use.
