Principal permitted uses in the PDOD District shall be as follows:
A. 
Same as principal permitted uses in the AR-10 District. See § 215-13.
B. 
Planned unit residential developments and residential clusters utilizing clustering between noncontiguous parcels within the same Rural Planning District.
Conditional uses and permitted accessory uses in the PDOD District shall be as follows:
A. 
Same as conditional uses and permitted accessory uses in the AR-10 District. See § 215-14. In the event of conflicts between the architectural design standards and guidelines set forth in § 185-45 and the regulations cited in § 215-14 governing conditional and permitted accessory uses, the provisions of § 185-45 shall govern.
For all development proposals other than planned developments, the area and yard requirements in the PDOD District are the same as in the AR-10 District (see § 215-16), except that
A. 
Regardless of whether or not land in the Planning Development Overlay District is developed as a planned development, land in the Planned Development Overlay District is ineligible for the bonus density available to all other lands in the AR-10 District pursuant to § 215-16A(1)(h).
B. 
Area and yard requirements for planned developments utilizing clustering between noncontiguous parcels in the same Rural Planning District shall be as follows:
(1) 
Minimum lot size: one acre. Note: The entire one acre shall be contiguous noncritical acreage, appropriately situated for the location and construction of the detached single-family dwelling and its appurtenances, including the well, a "black water" septic system and a "graywater" septic system, both designed in accord with N.J.A.C. 7:9A-7.5.
(2) 
Minimum lot frontage: 125 feet.
(3) 
Minimum lot width: 100 feet.
(4) 
Minimum lot depth: 200 feet.
(5) 
Minimum side yards: 25 feet.
(6) 
Front yard setback: 35 feet.
(7) 
Rear yard setback: 40 feet.
(8) 
Maximum floor area ratio (FAR) shall not exceed 0.0575.
(9) 
Accessory buildings:
(a) 
Distance to side lot line: 10 feet.
(b) 
Distance to rear lot line: 10 feet.
(c) 
Distance to other building: 15 feet.
(d) 
No accessory building shall be permitted in the front yard.
(10) 
Off-street parking shall comply with NJ RSIS.
(11) 
Height. No principal building shall exceed 30 feet in height and 2.5 stories. No accessory building shall exceed 20 feet in height and 1.5 stories. Building height is measured from the existing grade before construction to the top of the building or highest peak of the roof.
