In recognition of the need for housing for seniors and the character of this Borough, the purpose of this overlay zone is to allow age-restricted housing on parcels determined to be suitable by way of specific land area of the development site and other physical and cultural attributes for such a unique use. Therefore, single-family attached and multifamily units restricted to senior citizens, under the provisions of the Fair Housing Act Amendment and Civil Rights Act of 1968, shall be permitted in all nonresidential zoning districts (i.e., CB Central Business, HC Highway Commercial, BC Business Commercial, NC Neighborhood Commercial, O Office, and PO Professional Office) except for those properties fronting the White Horse Pike, in accordance with the requirements below.

Minimum lot area: 2.5 acres.

Minimum lot width: 500 feet.
C. 
Minimum lot depth: 200 feet.

Minimum frontage: 500 feet.

Front: 30 feet.

Rear: 20 feet.

Maximum coverage.

Note:
Maximum height to be determined in accordance with § 450-11, Definitions, which defines building height as follows:
BUILDING HEIGHT — The building height shall be measured from the average grade line perimetering the building to the top of the man roof cornice line, excluding necessary utility-type roof structures. Building height calculations shall not include building service equipment (i.e., mechanical services, elevator penthouses, condensers, exhaust fans and air conditioning and similar equipment) and similar projections; provided, however, that such projections shall not cover more than 5% of the roof area and shall be shielded.
