In Residential R-3 Districts, only the following structures and uses shall be permitted:
A. 
Single-family dwellings.
B. 
Home occupation.
C. 
Residential accessory use.
D. 
Family day-care home.
E. 
Group family day-care home.
The following structures and uses shall be authorized in the R-3 District upon the issuance of a permit as provided in § 192-122 of this chapter:
A. 
Bed-and-breakfast establishments.
B. 
Two-family dwelling.
C. 
Multifamily dwelling.
D. 
Cemetery, crypt.
E. 
Day-care center.
F. 
Educational facility.
G. 
Family adult day-care home.
H. 
Government facility.
I. 
Public utility, except for the restrictions imposed on telecommunications by Chapter 172 of the Town Code.
J. 
Religious use.
K. 
Residential care facility.
L. 
Regulation golf course.
The following structures and uses shall be permitted in the R-3 District upon the issuance of a specific use permit by the Zoning Board of Appeals as provided in § 192-123 of this chapter:
A. 
Farm.
B. 
Mobile home park.
C. 
Emergency service facility.
D. 
Nursing home.
In Residential R-3 Districts, all structures and uses shall be subject to the following regulations:
A. 
Minimum lot width.
(1) 
Single-family dwelling.
(a) 
Public sewer and water available: 80 feet.
(b) 
Public water available, no public sewer: 90 feet.
(c) 
No public water or public sewer available: 100 feet.
(2) 
Two-family or multifamily: 100 feet.
B. 
Minimum lot area.
(1) 
Single-family dwelling.
(a) 
Public sewer and water available: 9,600 square feet.
(b) 
Public water available, no public sewer: 10,800 square feet.
(c) 
No public water or public sewer available: 20,000 square feet.
(2) 
Two-family or multifamily.
(a) 
Minimum lot size: 20,000 square feet.
(b) 
Additional lot area: 4,000 square feet for each dwelling unit in excess of two.
C. 
Maximum building coverage: 25%.
D. 
Maximum lot coverage: 50%.
E. 
Front yard: Each lot shall have a front yard 35 feet, except that if there are principal structures fronting on the same street within 300 feet of either or both of the side lines of the lot, the minimum front yard depth shall be equal to the average of the setbacks of the nearest of such structures on each side or to the average of such setback and 35 feet if there is such a structure only on one side, but not less than 25 feet in any case.
F. 
Side yard.
(1) 
Single-family: Each lot shall have two side yards with a total width of not less than 25 feet, neither one of which may be less than nine feet in width.
(2) 
Two-family: Each two-family dwelling shall have two side yards with a total width of not less than 35 feet, neither one of which may be less than 15 feet in width.
(3) 
Multifamily: Each multifamily dwelling shall have two side yards, the width of each not less than twice the height of the principal building.
G. 
Rear yards: Each lot shall have a rear yard not less than 40 feet in depth.
H. 
Height.
(1) 
Single- and two-family dwellings shall not exceed 30 feet in height.
(2) 
There shall be no limit on the height of multifamily dwellings, except that for each foot that any principal structure exceeds 30 feet in height, the combined side yard width shall be increased by two feet and the front and rear yard depths shall be increased by one foot.
(3) 
Accessory structures shall not exceed 12 feet in height to the eave.
The applicable regulations for specified uses (Article XVI) and requirements applying to all districts (Article XVII) in this chapter shall apply to all uses.
