In the Commercial Area, no building or premises shall be used and no building or part of building shall be erected, constructed or altered which shall be arranged, intended or designed to be used for any purpose other than the following uses:
A. 
Any use permitted in Residence Area A, Residence Area B and the Business Area.
B. 
Coal yard, lumber or building material yard, contractor's yard, warehouse, express depot or supply house.
C. 
Storage tanks for petroleum, gasoline, fuel oil or other inflammable products not in excess of 20,000 gallons in one tank for the purpose of retail distribution, provided that all regulations of the National Board of Fire Underwriters are strictly complied with.
D. 
Shops for plumber, pipe fitter, tinsmith or metal worker.
E. 
Woodworking shop.
F. 
Newspaper or job printing.
G. 
Beverage or milk bottling or distributing station.
H. 
Manufacture of clothing, garments, textiles, embroidery, artificial flowers, curtains, awnings and window shades.
I. 
Stone or monument works.
J. 
Public garages, service stations, automobile salesrooms.
K. 
Livery stables and riding academies.
L. 
A church or place of worship, including a parish house and religious school.

Public schools or other educational institutions, including playgrounds and accessory buildings.

N. 
Public libraries, museums, art galleries or community center buildings.

O. 
Clubhouse of an incorporated fraternal, educational or philanthropic organization.

P. 
A limousine or livery service licensed pursuant to the Borough of Closter Municipal Code.[1]

No internal-combustion machine shall be used in connection with any of the above trades or industries or for any other purpose unless vibration is eliminated and the machine or machines are equipped with effective mufflers or silencers.
No process of manufacture or operation in connection with any of the above trades or industries shall be permitted that is noxious or offensive by reason of the emission of odor, gas, dust, smoke or noise or that is dangerous to public health or safety.
