The purpose of this chapter is to regulate and control the division
and development of land within Falls Township in order to promote
the public health, safety, and general welfare of the community.
It is the general intent of this chapter to regulate the division
and development of land so as to:
A. Regulate the flow of traffic in the streets and highways.
B. Further the orderly and appropriate use of land.
C. Secure safety from fire, flood and other disturbances.
D. Facilitate adequate provision for transportation, stormwater, sewerage,
schools, parks, playgrounds, parking areas (public or private) and
other public and private utilities and facilities.
E. Assure sites suitable for building purposes and human habitation
and provide for the orderly development of Falls Township.
F. Coordinate existing streets with proposed streets, parks or other
features of the Township.
G. Comply with all present Falls Township requirements for open space,
stormwater management, floodplain management, traffic and recreation.
H. Provide reasonable densities for distribution of population.
I. Give effect to the policies and proposals of the Comprehensive Plan
for Falls Township and implement the requirements of the Falls Township
Zoning Ordinance.
J. Meet the general purposes of the Pennsylvania Municipalities Planning
Code (MPC).
The provisions of this chapter shall be held to be minimum requirements
to meet the above-stated purposes. Where the provisions of this chapter
impose greater restrictions than those of any statute, other ordinance
or regulation, the provisions of this chapter shall prevail. Where
the provisions of any statute, other ordinance or regulation impose
greater restrictions than those of this chapter, the provisions of
such statute, ordinance or regulation shall prevail.
