As used in this Part 2, the following terms shall have the meanings indicated:
MOBILE HOME
Any portable unit which is designed to be transported on its own wheels or those of another vehicle which is used, designed to be used and capable of being used as a detached residence and which is intended to be occupied as permanent living quarters, containing sleeping accommodations, a flush toilet, a tub or shower, kitchen facilities and plumbing and electrical connections for attachment to outside systems. This definition of "mobile home" includes all additions which are purchased and added thereto or additions made subsequent to installation. This definition does not include modular housing placed an a standard foundation or travel trailer.
It shall henceforth be unlawful for any person, firm or corporation to store, park or allow to be stored or parked any mobile home on any property located in the Town of Corinth without a valid Town of Corinth building permit for a period of greater than 30 days.
This Part 2 shall also apply to any unoccupied mobile home currently stored or parked in the Town of Corinth. Any such unoccupied mobile home stored or parked in the Town of Corinth in violation of this Part 2, on the effective date of this Part 2, shall be removed within 90 days of the effective date hereof. Failure to either obtain a building permit for such unoccupied mobile home or to remove such unoccupied mobile home from the Town of Corinth within 90 days shall constitute a violation of this Part 2.
A. 
It shall not be unlawful to store, park or allow to be stored or parked any mobile homes without building permits where such are part of the regular course of retail sales or repairs of mobile homes for a person, firm or corporation engaged in such a business.
B. 
It shall not be unlawful to continue to store, park or allow to be stored or parked any mobile homes which are occupied on the effective date of this Part 2 and which are in conformity with all laws, ordinances and regulations in force prior to the enactment of this Part 2.
C. 
It shall not be unlawful to park or allow to be parked on a temporary basis any trailers used as offices for construction sites.

Any person who stores, parks or allows to be stored or parked on any property owned or leased by him/her in the Town of Corinth any mobile home for a period of greater than 30 days in violation of the foregoing section shall be liable for a fine of $250 or for a period of imprisonment not to exceed 15 days in jail, or both, for each day in excess of 30 days in which such violation continues and until such mobile home is removed.
