A. 
This district is composed of certain quiet, medium-density residential areas, plus certain open areas where similar development appears likely to occur.
B. 
The regulations of this district are designed to stabilize and protect the essential characteristics of the district, to promote and encourage a suitable environment for family life where there are children and to prohibit activities of a commercial nature.

A. 
In a Residential General District (R-G), no building or land shall be used and no building shall be erected which is arranged, intended or designed to be used for other than one or more of the following uses:
(1) 
All uses permitted (as permitted uses) and in the same manner permitted in the Residential Limited District (R-L).
(2) 
Fire and rescue stations.
B. 
Uses with special use permits.
(1) 
Public and semipublic uses, such as schools, churches, playgrounds and parks; signs and bulletin boards.
(2) 
Multifamily dwellings and apartments.
(3) 
Dormitories and boardinghouses.
(4) 
Hospitals and nursing homes.
(5) 
Lodges and fraternal, social, recreational and civic organizations.
(6) 
Funeral homes, funeral chapels and undertaking establishments.
(7) 
Public library.

A. 
All dwellings and buildings in this district shall be served by a public water system.
B. 
For residential lots served by public water and sewage disposal systems, that lot area shall be not less than the following, for the following types of dwellings:
(1) 
One unit: 7,500 square feet.
(2) 
Two units: 9,500 square feet.
(3) 
Three units: 16,000 square feet.
(4) 
Four units: 22,000 square feet.
(5) 
Five or more units (multifamily development): three acres.
C. 
Density, multifamily development. No more than nine units per acre are permitted in multifamily development.
D. 
Open space requirements, multifamily development. Not less than 50% of the total gross area shall be open space, including recreational areas.
E. 
Recreational area, multifamily development. All multifamily development lots shall contain not less than 200 square feet of recreational area per unit.
F. 
For residential lots served by public water systems but having individual sewage disposal systems, the lot area shall be not less than the following, for the following types of dwellings:
(1) 
One unit: 10,500 square feet.
(2) 
Two units: 12,500 square feet.
(3) 
Three units: 14,500 square feet.
(4) 
All of these are subject to County Community Development Department approval.

G. 
For permitted uses, other than residential, utilizing individual sewage disposal systems, the required area for any such use shall be determined by the County Community Development Department, but in no case less than 10,500 square feet.

No building shall be located closer than 40 feet to any street right-of-way which is 40 feet or greater in width or closer than 50 feet to any street right-of-way less than 40 feet in width. This shall be known as the "setback line," as defined herein.
A. 
Height limitations shall be as follows:
(1) 
Single-family residences: 40 feet (maximum).
(2) 
Two-family residences: 40 feet (maximum).
(3) 
Multifamily and other permitted structures: 60 feet (maximum).
B. 
No building shall be erected to contain more than three stories.
C. 
The limitations shall not apply to church spires, belfries, cupolas, monuments, water towers, chimneys, flues, flagpoles, television antennas and radio aerials.
D. 
All accessory buildings shall be less than the main building in height.
A. 
Of the two sides of a corner lot, the front shall be deemed to be the shortest of the two sides fronting on the streets.
B. 
The side yard on the side facing the side street shall be not less than 20 feet for both main and accessory buildings.
