The purpose of this article is to provide one-story single-family housing for senior citizens.
In any SSF Senior Single-Family District, land, building or premises shall be used by right for only the following uses:
A. 
Single-family detached house, one story in height.
B. 
Pump stations, subject to the following regulations:
(1) 
There shall be no storage of materials and trucks and no repair facilities or housing of repair crews except within completely enclosed buildings.
(2) 
The architectural design of the exterior of any building shall be in keeping with other structures in the neighborhood and shall be reviewed and approved by the Planning Board.
(3) 
Screening shall be developed as defined in this chapter. All plants not surviving one year after planting must be replaced.
C. 
Model homes or sales offices within a subdivision, but only during the period necessary for the sale of new homes within such subdivision. Such uses shall not be considered a business use.
A. 
Permanent residents of an SSF Senior Single-Family District must be at least 52 years of age, except that the spouse or an immediate member of the family, other than a child of such permanent resident, or a live-in domestic, companion or nurse, may be a permanent resident regardless of his/her age. Permanent residents are defined as people who live in the units more than 25% of the time.
B. 
A maximum of one child, age 19 or older, may also reside as a permanent resident with his/her parent or parents.
C. 
In no event, however, shall there be more than three permanent residents in any one residential dwelling unit.
Only the following accessory uses shall be permitted:
A. 
Customary accessory residential uses, including private garages and utility sheds.
B. 
Private swimming pools.
C. 
Private greenhouses.
D. 
Private gardens.
Among the more important aspects of adult communities is the need to have a social focal point. Therefore, the following design features shall be implemented:
A. 
Under 300 units: use of outdoor features, such as gazebos and sitting areas.
B. 
Over 300 units: day center, building clubhouse, recreation center with facilities, such as saunas, exercise rooms, card rooms, library, woodworking shop, photo lab, billiard room, arts and crafts, lounge, auditorium, kitchen, swimming pool.

The following area and bulk regulations shall apply:
A. 
Minimum lot size: 9,000 square feet.
B. 
Minimum lot width: 75 feet.
C. 
Minimum lot depth: 100 feet.
D. 
Minimum front yard setback: 30 feet.
E. 
Minimum side yard setback: 15 feet.
F. 
Minimum rear yard setback: 30 feet.
G. 
Maximum building height: 35 feet.
H. 
Minimum lot frontage: 60 feet.
I. 
Maximum lot impervious coverage: 45%.
J. 
Maximum building impervious coverage: 30%; and
K. 
The lot grading shall conform to all building code requirements except 2% minimum is required.
A maximum of five units per gross acre shall be permitted, provided that all other regulation standards are met.
A. 
There shall be designated open space for active and passive recreation activities equal to 10% of the total area of the project. The clubhouse facility, if any, may be included in the open space area.
B. 
The recreation facilities specified in § 285-177 shall not be followed, but shall be replaced with other recreation facilities designed specifically for each project, as approved by the Planning Board.
All other applicable regulations of this chapter shall be followed as required.
