In any PI Planned Industrial District, land, buildings or premises shall be used by right only for only one of the following:
A. 
Electronics and small parts assembly and/or manufacture.
B. 
Scientific or industrial research engineering laboratory, testing or experimental laboratory or similar establishment for research or product development.
C. 
Warehouse facilities.
D. 
Administrative activities and offices.
E. 
Light manufacturing of beverages, cosmetics, pharmaceuticals, printing and publishing, confections, food products (exclusive of meat and fish packing, sauerkraut, vinegar, yeast and the rendering or refining of fats and oils), ceramics, clothing, plastics, electrical goods, furniture and wood products, hardware, tools, dies, patterns, professional and scientific instruments, handcraft products, electronics and small parts assembly and/or manufacture.
F. 
Municipal and government buildings, services and facilities.
G. 
Wholesale business establishment.
H. 
Indoor storage building or warehouse.
I. 
Public utility service yard and substation.
J. 
Building materials sales yards.
K. 
Contractors' equipment storage yard or building or rental of equipment commonly used by contractors.
L. 
Substation, telephone central office, electric and gas facilities, sewage lift stations and water pumping station, subject to the following special requirements that no storage of materials and trucks and no repair facilities or housing of repair crews be permitted, except within completely enclosed buildings.
M. 
Warehousing and wholesale establishments, storage yards, lumberyards for retail and wholesale and similar establishments.
N. 
Transportation and trucking terminals, terminal facilities for passengers and/or freight for trucks, railroads and taxi and bus lines, including maintenance and service facilities.
O. 
Agricultural uses in accordance with the provisions of Article XXXIV, Farm Regulations.
Permitted accessory uses shall be as specified in the CI Commercial Industrial District.
Permitted conditional uses shall be as specified in § 285-132.
The provisions of § 285-133 shall apply.
The following area and bulk regulations shall apply:
A. 
Minimum lot size: one acre.
B. 
Minimum lot width: 150 feet.
C. 
Minimum lot depth: 150 feet.
D. 
Minimum front yard: 50 feet.
E. 
Minimum side yards: 20 feet each.
F. 
Minimum rear yard: 35 feet.
G. 
Maximum building height: 50 feet.
H. 
Maximum lot coverage: 50% if on-site water and sewerage facilities are used; 60% if both public water and sewerage are used.
A. 
All other applicable regulations of this chapter shall be followed as required.
B. 
For developments to be constructed over a period of years, a phasing plan shall be submitted as part of this preliminary plan for the entire concept.
C. 
The buildings' sizes, shapes, site positions and architectural design may be considered along with the landscape and natural features.
D. 
If the Municipal Utilities Authority water service is nearby, the Planning Board may require the applicant utilize the Municipal Utilities Authority system rather than on-site wells.
