Within any R4 Residential 4 District, a building, structure, lot or land shall be used for only one of the following permitted uses or for only one special permitted use listed in § 280-27:
A. 
One-family dwellings.
B. 
New two-family dwellings.
C. 
Schools.
D. 
Religious institutions.
E. 
Accessory uses.

Public utility facilities.

Outdoor recreation.

Community centers.

Hospitals, nursing homes, convalescent homes and clinics.

Clubs.
G. 
Philanthropic institutions.
H. 
Boardinghouses.
I. 
Barbershops and beauty parlors.
J. 
Dormitories.
K. 
Professional, medical and dental offices.
L. 
Funeral homes.
M. 
Internal conversion or additions to two-family dwellings.

A. 
Residential uses.
(1) 
Area, yard, coverage and height. In any R4 Residential 4 District, area, yard, coverage and height requirements for residential uses shall be as follows:
