In Urban Renewal Multiple Dwelling B (SC) District, no building or premises shall be used, and no building shall be erected or altered, for other than one or more of the following uses:
A. 
Any use permitted in Urban Renewal Multiple Dwelling B (RC) District, such uses being subject to all regulations pertaining to said Urban Renewal Multiple Dwelling B (RC) District (Article X, §§ 340-46 through 340-54).
B. 
Multifamily use designed primarily to accommodate senior citizens, in which not more than 10% of the apartments shall contain more than one bedroom, and subject to the specific regulations as listed herein. No multifamily dwelling shall contain more than 18 units per acre.

Lot size requirements shall be the same as for the Residence B District.
A. 
The building area for buildings greater than 40 feet in height shall not exceed 25% of the lot area.
B. 
The building area for buildings greater than 30 feet in height but less than 40 feet in height shall not exceed 35% of the lot area.
C. 
The building area for buildings less than 30 feet in height shall not exceed 40% of the lot area.

No building shall be raised, altered or erected greater in height than 48 feet from the average elevation of the land adjacent to the foundation walls to the top of the roof beams. Where basement or ground floor parking is provided, this height may be increased by 10 feet.
Front yard requirements shall be the same as for the Residence B District.
Side yard requirements shall be the same as for the Residence B District.
Rear yard requirements shall be the same as for the Residence B District.
Corner plot requirements shall be the same as for the Residence B District.

A. 
Parking space requirements are set forth in Chart IV of the Rockville Centre Zoning Code. Chart IV is entitled "Schedule of Minimum Required Off-Street Parking."[1]
B. 
All parking shall be not less than eight feet from any multiple dwelling. The parking of commercial vehicles shall not be allowed.
