For the purpose of providing for orderly growth
of the Town of Wethersfield and establishing standards for the design
and construction of streets and improvements in new subdivisions and
in accordance with the provisions of the General Statutes of the State
of Connecticut, the Planning and Zoning Commission of the Town of
Wethersfield hereby adopts the following regulations for the subdivision
of land, to become effective July 8, 1966.
For the purpose of interpretation and enforcement
of these regulations, certain words contained herein shall be defined
as follows:
COMMISSION
The Planning and Zoning Commission of the Town of Wethersfield.
RESUBDIVISION
A change in a map of an approved or recorded subdivision
or resubdivision if such change affects any street layout shown on
such map or affects any area reserved thereon for public use or diminishes
the size of any lot shown thereon and creates an additional building
lot, if any of the lots shown thereon have been conveyed after the
approval or recording of such map.
STREET
Includes and means streets, avenues, lanes or any right-of-way dedicated or used for the purpose of public or private travel and, for the purpose of these regulations, shall meet the minimum requirements set forth in §
143-6.

SUBDIVIDER
The owner of record at the time of filing of an approved
subdivision plan or the person holding an option to purchase such
land or an agreement to purchase such land.
SUBDIVISION
The division of a tract or parcel of land into three or more
parts or lots made subsequent to the adoption of subdivision regulations
for the purpose, whether immediate or future, of sale or building
development expressly excluding development for municipal, conservation
or agricultural purposes, and shall include resubdivision.
