A.
The regulations prescribed for each of the zoning districts listed in § 170-10 are listed on a schedule entitled "Schedule of District Regulations," which is hereby adopted and made part of this chapter.[1] Said Schedule may be amended in the same manner as any other part of this chapter.

B.
In addition to uses specifically prohibited by this chapter in Article X and the Schedule referred to herein, no building, structure or land shall be used nor shall any building, structure or part thereof be erected or altered nor shall any use of land be changed, which said use, erection or alteration of land, structure or building is intended, arranged or designed to be used, in whole or in part, for any use or purpose except the uses specifically allowed by right or special permit for each district in the Schedule of District Regulations.
C.
In the Pinelands Area, no more than one principal use shall be located on one lot, except for forestry, agriculture, horticulture, fish and wildlife management and recreational development on agricultural lands.

D.
Notwithstanding the minimum lot areas set forth in the Schedule of District Regulations, no such minimum lot area for a nonresidential use within the PA, WL or R-20F Zones shall be less than that needed to meet the water quality standards of § 170-53, whether or not the lot may be served by a centralized sewer treatment or collection system.
