Notwithstanding the provisions of any statute, law or ordinance heretofore enacted, any lot as shown upon a residential subdivision map of lands in the Town of Wallkill, provided that such map has been duly approved heretofore by the Planning Board of the Town of Wallkill and has been duly filed in the County Clerk's office of the County of Orange, is and shall be approved for the building of a residence thereon, and the lot size and dimensions of such lot are confirmed and approved, and the Building Inspector of the Town of Wallkill is authorized to issue the building permit for the erection of a residence thereon; provided, however, that in all other respects the applicable statutes, laws, ordinances and provisions of the Building Code are complied with; and as to lots shown on such duly approved and filed subdivision map, the increased lot sizes or dimensions required by any amendment of Chapter 249, Zoning, subsequent in date to the filing of the subdivision map shall not apply.
