In accordance with Chapter 354, Section 19-395, of the General Statutes
of Connecticut, Revision of 1958, as amended,[1] and as it may in the future be amended, a certain document, three
copies of which have been filed in the office of the Town Clerk of the Town
of Bethel, Connecticut, being marked and designated as the "State of Connecticut
Basic Building Code," is hereby adopted as the Building Code of the Town of
Bethel, Connecticut, for the control of buildings and structures as therein
provided, and each and all regulations, provisions, penalties, conditions
and terms of the Connecticut Basic Building Code are hereby referred to and
adopted and made a part hereof as if previously set out in this chapter.

The Board of Selectmen of the Town of Bethel, Connecticut, is hereby
authorized and empowered to adopt and alter, from time to time, a schedule
of fees for building permits, including new construction, repairs, demolition,
alterations and remodeling of structures, within the Town of Bethel, Connecticut.

A.
In addition to the other requirements contained in Chapter 42, no application to construct, reconstruct, alter or otherwise modify any building or other structure within the Town of Bethel shall be approved by the Bethel Building Official and no building permit shall be issued unless one of the following provisions is satisfied:
(1)
The property owner or his agent obtains from the Bethel
Tax Collector and delivers to the Bethel Building Official a written statement
that the real property taxes for the property upon which the building or other
structure is located or proposed are paid to the date of application.
(2)
The property owner or his agent obtains from the Bethel
Tax Collector and delivers to the Bethel Building Official a written statement
that the property owner has entered into an agreement which is satisfactory
to the Tax Collector for the payment of all past due real property taxes for
the property upon which the buildings or other structure is located or proposed
and the property owner has not defaulted on the agreement.
(3)
The property owner or his agent obtains from the Bethel
Fire Marshal and delivers to the Bethel Building Official a written statement
that the building for which the permit is requested has been damaged or destroyed
by fire or other casualty loss and that the work for which the building permit
is requested is necessary to repair said damage or to reconstruct said destroyed
building.
B.
The provisions of this section shall become effective
on the 31st day following its adoption and publication as required by law.
