Each housing unit shall include its own plumbing facilities which are
adequate for personal cleanliness and the disposal of human waste. All plumbing
fixtures shall be of nonabsorbent material and shall conform with local plumbing
code requirements. The following minimum plumbing facilities shall be supplied:
A. Water closet and lavatory. Each housing unit shall contain
within its walls a room separate from other habitable area which affords privacy
and which contains a water closet supplied with cold running water and a lavatory
supplied with hot and cold running water.
B. Bathtub or shower. Each housing unit shall contain a
room which is equipped with a bathtub or shower supplied with hot and cold
running water and which affords privacy.
C. Kitchen sink. Each housing unit shall contain a kitchen sink apart from the lavatory required under Subsection
A. The sink shall be supplied with hot and cold running water.
All plumbing and plumbing fixtures, including the water supply and sewage
systems, shall be properly installed, connected and maintained in a safe,
clean and sanitary working condition and shall be kept free from obstructions,
leaks and defects and shall be capable of performing the function for which
they are designed. All repairs and installations shall conform with local
plumbing code and environmental health requirements.
Plumbing fixtures shall be installed to permit easy access for cleaning
both the fixture and the area around it.
The plumbing fixtures in each housing unit shall be properly connected
to either a public or a private water system which has received all necessary
and legally required approvals. The water supply system shall be installed
and maintained to provide at all times a supply of water to the plumbing fixtures
and facilities which is free of contamination and in sufficient volume and
at pressures adequate to enable them to function satisfactorily.
Water heating facilities shall be installed and connected with hot water
lines to the fixtures required to be supplied with the hot water and shall
be capable of supplying an adequate amount of water to each fixture at a temperature
of not less than 110° F.
The plumbing fixtures in each housing unit shall be properly connected
to either a public or private sewage disposal system which has received all
necessary and legally required approvals. The sewage system shall be installed
and maintained to provide at all times sanitary waste disposal fee of health
hazards and in conformance with environmental health regulations.
