The lot size, width, depth and placement and the minimum building setback lines shall be in accordance with the minimum requirements of Chapter 121 and all other applicable requirements of this Chapter and shall be appropriate to the location of the subdivision, to the character of the terrain and the natural features thereof and to the type of development and use planned.
The lot arrangement shall be such as to provide suitable and safe driveway access by means of an improved street or a street approved by the Board and duly placed on the Official Map upon which each lot shall front.
Where a watercourse or pond separates the buildable area of a lot from the street by which there is access to such buildable area, provision shall be made for installation of a culvert or other structure approved by the Board.

No lot which contains less than two acres of land as computed pursuant to § 95-31 or which fails to contain a suitable building site within the intent of the Village Code shall be created within a subdivision.

Land susceptible to tidal action or flooding or of insufficient bearing capacity shall not be included within the two-acre minimum allowance nor shall any other land failing to meet the requirements of § 95-9. Any land essentially inaccessible to the planned building site on the lot by virtue of a cliff, bluff, swamp, waterway or the like shall likewise be excluded from the computation of the minimum acceptable acreage. Land requiring filling, draining or bulkheading shall not be included in the minimum lot area unless the prerequisite permits have already been granted by the Village Board of Trustees. Lot area shall not include any area lying within or on the opposite side of any public street, highway or private right-of-way serving another lot.

Land containing slope lands shall be excluded from lot area measurements as follows: 75% of any land comprising bluffs or very steep slopes and 50% of any land comprising steep slopes.
Where lots are more than double the minimum area required by the Village Code, the Board shall require that planned lots resulting from any future subdivision be of such dimensions and arrangement as will permit further subdivision and the opening of future streets where necessary to serve future lots created by such further subdivision.
No subdivision shall be considered acceptable if the lot width is less than 150 feet (except with respect to such portions as may be used as a street or waterfront access strip). A major purpose of Chapters 95 and 121 of the Village Code is to prevent overcrowding of the community and to preserve the rights of privacy of adjacent landowners. Consideration of acceptable lot shapes shall be consistent with this purpose.
Each and every lot within a subdivision shall provide a minimum of 150 feet of frontage on a street or waterfront, except that ninety-foot frontage is acceptable on a turnaround, provided that such turnaround has a minimum diameter of 100 feet. Lots having their principal frontage on the waterfront must also have approximately 50 feet of frontage on an improved street. (NOTE: One purpose of the planned roads shown on the Official Map is to permit the orderly subdivision of large or exceptionally deep properties. A subdivision in which the principal frontage of one or more lots is on such a planned street is therefore acceptable; provided, however, that if such planned street is not constructed and suitably improved, frontage thereon shall be considered the equivalent of frontage upon a waterfront and suitable access from such lot or lots to an existing or proposed improved street shall be required until such time as the planned street is constructed, improved and connected with other existing streets.)
Side lot lines shall be substantially at right angles to straight streets and radial to curved street lines. Where land has been offered for dedication for widening existing streets, lots shall begin at such extra width line and lot dimensions and setbacks measured therefrom. The Board may require specific setback lines to be shown on the plat and may require that such setback lines vary from lot to lot, provided that the front setback line shall not be less than that required by Chapter 121 of the Village Code nor more than 20% greater than that required thereby.
