No building or premises shall be used in whole or in part for any purpose other than the following:
A. 
Principal uses.
(1) 
Single-family detached dwelling.
(2) 
Semidetached dwelling for not more than two families.
B. 
Accessory buildings and uses.
(1) 
Detached private garage or garages on site for not more than two cars. No garage which is connected to or a part of a dwelling shall be built nearer than 35 feet to the front street line unless the entrance of such garage faces the rear lot line.

(2) 
Signs as permitted pursuant to Chapter 77 of the Code of the Village of Pelham.
(3) 
A garden shed and a greenhouse.
(4) 
A building for housing domestic animals, limited to dogs or cats kept as household pets.
(5) 
A children's playhouse.
A. 
The following are uses requiring a special permit by the Board of Appeals:
(1) 
Any special permit use allowed in a Residence A-1 District subject to the requirements set forth in § 98-11.

A. 
No building shall be erected to a height in excess of 35 feet or 2 1/2 stories, whichever is the more restrictive, except as provided in § 98-102.
B. 
No building, other than those listed in § 98-31B(3), (4) and (5), shall be erected to a height of less than 1 1/2 stories.
No building shall be erected on a lot with an area of less than 5,000 square feet, except as provided in § 98-103.
Except as provided in § 98-103, the minimum required lot width shall be as follows:
A. 
For semidetached dwellings: 75 feet.
B. 
For any other building: 50 feet.
The lot coverage shall not exceed 40% for any single-family or semidetached dwelling and 20% for any principal building in nonresidential use.
Yards with the minimum dimensions specified hereinafter shall be provided on each lot:
A. 
Front yard: 20 feet, except as provided in § 98-104.
B. 
Side yards.
(1) 
Five feet for a single-family dwelling, provided that the aggregate width of the two side yards shall be not less than 15 feet, 15 feet for a semidetached dwelling and 50 feet for a principal building in nonresidential use.
(2) 
On a corner lot, there shall be a side yard on the side street frontage having a width of not less than 15 feet; the width of such side yard shall be increased by six inches for each foot of width of lot in excess of 50 feet for a single-family dwelling or 75 feet for a semidetached house, provided that the width of such yard need not be increased beyond 20 feet.
C. 
Rear yard.
(1) 
Thirty feet for a single-family dwelling, 20 feet for a semidetached dwelling and 75 feet for a principal building in nonresidential use.
(2) 
The required rear yard shall be open and unoccupied, except that a solar heating device covering not more than 10% of the area thereof may be placed in such yard not nearer than five feet to any lot line.
