For the purpose of this chapter, the Village of Baxter Estates is hereby divided into three use districts which shall be designated as set forth below, and no building shall be erected in the Village, nor any use be made of any premises in the Village, except in accordance with and as expressly permitted by such ordinances as may heretofore or hereafter be enacted and be in effect. Such districts shall be the following:
Residence A Districts
Single-family dwellings
Residence F Districts
Multiple dwellings
Business A Districts
Business, commercial and general

Within the boundaries of the Village of Baxter Estates, the foregoing districts are hereby defined and delimited as follows:
A. 
Business A.
(1) 
Between the northerly line of Main Street and a line parallel thereto and northerly thereof at a distance of 100 feet therefrom running from the point where the easterly boundary of the Village intersects the northerly line of Main Street to the point where the westerly boundary of the Village intersects the northerly line of Main Street, and in addition thereto, an area bounded by the easterly line of Lot 81 in Section 5, Block D, Tax Map of Nassau County, the northerly line of Main Street, the westerly line of Lot 81 in said Section 5, Block D, Tax Map of Nassau County, and a line running between a point on the westerly line of Lot 81 in said Section 5, Block D, Tax Map of Nassau County, 325.76 feet north of the northerly line of Main Street and a point on the easterly line of Lot 81 in said Section 5, Block D, Tax Map of Nassau County; 325.96 feet north of the northerly line of Main Street.

(2) 
Between the easterly line of Shore Road and a line parallel thereto and easterly thereof at a distance of 100 feet therefrom running from the point where the northerly line of Main Street intersects the easterly line of Shore Road to the point where the northerly line of Shore Road intersects land used by Nassau County in connection with Baxter's Pond Park.
(3) 
Between the easterly line of Shore Road and a line parallel thereto and easterly thereof at a distance of 100 feet therefrom running from the point where the northerly line of Bayside Avenue intersects the easterly line of Shore Road, to the point where the two parallel lines intersect the southerly line of Harbor Road.
B. 
Residence F.
(1) 
An area bounded by the easterly line of Lot 85, in Section 5, Block D, Tax Map of Nassau County, the northerly line of the Business A Zone to the north of Main Street, thence along the westerly line of Lot 912, in said Section 5, Block D, to a point intersecting a line running from (1) a point that is the intersection of the southerly line of Locust Avenue as extended with the easterly line of Central Drive to (2) a point tangent to curve of the easterly line of Hilltop Road where the southerly leg of that road turns to run in a northerly direction, thence along the latter line to where it intersects the northerly line of the aforesaid Lots 85 and 911.
(2) 
The block bounded by Main Street, Shore Road, Columbia Place and High Street, exclusive of all areas zoned Business A therein.
(3) 
The block bounded by Columbia Place, Shore Road, land used by Nassau County for Baxter's Pond Park and High Street, exclusive of the area bounded by the easterly line of Shore Road and a line parallel thereto at a distance of 100 feet easterly therefrom.
C. 
Residence A. All of the land within the Village boundaries outside of the foregoing is hereby zoned Residence A.

The boundaries of said districts shall be shown upon the official Zoning Map of the Village of Baxter Estates entitled "Map of the Village of Baxter Estates, 1975" made a part of this chapter. Said map and all notations, references and other things shown thereon shall be as much a part of this chapter as if the matters and things shown by said map were all fully described herein. Said map shall at all times be on file in the office of the Village Clerk and the Superintendent of Buildings of the Village of Baxter Estates.
A. 
In any particular instance where there is doubt as to the exact location of a district boundary line, the Board of Appeals in conformity with Article IX, § 175-87A(2) of this chapter shall have the power to determine such location so that the intent of this chapter and of said map shall be observed and the neighborhoods affected thereby shall be safeguarded.
