A. 
Application by the owner to the Planning Board for final plat approval shall be made in the form provided therefor and shall be accompanied by the following.
(1) 
Three linen prints of the final subdivision map.
(2) 
Seven additional prints of the final subdivision map.
(3) 
Two copies of a general location description for publication.
(4) 
A certified check in the amount of $75 payable to the Town of Boston.
B. 
If the final plat is not submitted within nine months of conditional approval of the preliminary plat, the Planning Board may refuse to approve the final plat.
The applicant shall not submit the final subdivision map to the Planning Board until all the approvals required on the final subdivision development application has been obtained from the designated officials.
A. 
Form and scale of final plat. The final subdivision plat shall be clear and legible prints on cloth or paper, as provided herein, on a sheet size acceptable for filing as a map cover in the Erie County Clerk's office. The scale shall be a minimum of 100 feet to the inch. Where necessary, the plat may be on several sheets accompanied by an index sheet showing the entire subdivision. For large subdivisions, the final plat may be submitted for approval progressively in contiguous sections satisfactory to the Planning Board.
B. 
Final plat data. The final subdivision plat shall show the following:
(1) 
Primary control points, approved by the Town Engineer, or descriptions and ties to such control points to which all dimensions, angles, bearings and similar data on the plat shall be referred.
(2) 
Tract boundary lines, right-of-way lines of streets, easements and other rights-of-way and property lines of residential lots and other sites, with accurate dimensions, bearings or deflection angles and the radii arcs and central angles of all curves.
(3) 
The name and right-of-way width of each street or other right-of-way.
(4) 
The location, dimensions and purpose of any easements.
(5) 
A number to identify each lot or site, in numerical order within blocks, and a letter to identify each block.
(6) 
The purpose for which sites, other than residential lots, are dedicated or reserved.
(7) 
Minimum or maximum building setback lines on all lots and other sites.
(8) 
The location and a description of monuments (shown thus: "X") and lot corner markers (shown thus: "O").
(9) 
The names of record owners of adjoining unplatted land.
(10) 
References to recorded subdivision plats of adjoining platted land, by record name, date and number.
(11) 
Certification by a registered land surveyor, including the name, address, New York license number and seal, certifying to the accuracy of the survey and plat.
(12) 
Certification of title showing that the applicant is the landowner.
(13) 
Water supply and sewage disposal arrangements, with details and certification of approval by the Erie County Health Department. Where any water or sewer line, water plant or sewage treatment plant is to be installed by a developer outside existing districts, the organization or enlargement of water district and/or a sewer district may be required.
(14) 
Offers of cession by the owner dedicating streets, rights-of-way and any sites for public uses; and agreements covering the improvement and maintenance of unceded public spaces and the conditions and time limits, if any, applying to site reservations.
(15) 
The title, scale, North point and date.
(16) 
The location of proposed utilities, including telephone, electric, gas, cable television distribution lines and any other utility distribution lines servicing the premises.
(17) 
Specific drainage for each subdivision lot in conformance with Town specifications.
(18) 
Such other data as may be required by the Planning Board due to characteristics, topography or orientation of the platted land.
C. 
Additional final plat data.
(1) 
The final plat data shall also include cross sections and profiles of streets, drains and sewers showing grades approved by the Town Engineer. The profiles shall be drawn to standard scales and elevations and shall be based on a datum plane approved by the Town Engineer.
(2) 
All new development of industrial sites, subdivisions, planned unit development (PUD), commercial sites over three acres and residential development over five acres shall include a traffic study and report. The traffic study shall include, but not be limited to, streetlighting at new roads that intersect with Boston State Road or existing Town roads, provisions for maintenance and protection of traffic and pedestrians in and around the project site during construction, and impacts to the existing traffic flow due to increased traffic caused by development. The Town of Boston will reserve the right to request additional information required in the traffic study.

Prior to approval of the final plat, such plat shall be submitted to the Boston Town Board. The Town Board may make recommendations regarding the final plat to the Planning Board.
The Planning Board shall compare the final plat with the approved preliminary plat, and, if in agreement, the Planning Board shall call for a public hearing within 30 days of submission of the plat for final approval. Said public hearing shall be advertised in the newspaper of general circulation in the Town of Boston at least five days before such hearing.

The final plat shall be approved or disapproved by the Planning Board within 45 days from and after the time of the public hearing provided for herein. Prior to approval, the Planning Board shall obtain input and recommendations from the Town Engineer and the Highway Superintendent.
After the public hearing and upon approval of the final plat by the Planning Board, two of the linen prints shall be forwarded to the authorized representative of the Town Board, advising him of the approval and requesting the signing of the plat. Thereafter, the plat shall be submitted to the Superintendent of Highways of the Town of Boston, advising him of the approval and requesting signing of the plat. Upon its return, the Chairman of the Planning Board shall likewise sign the plat.
When the prints of the final plat have been signed, the Town Clerk shall inform the applicant that he may pick up one signed linen print and proceed to have said print recorded in the Erie County Clerk's office. The applicant shall, upon filing of the plat, forward to the Town Board three copies of the plat with the map cover number shown on said copies.
The final plat, as approved and stamped by the Supervisor, Superintendent of Highways and the Planning Board must be filed and recorded in the Erie County Clerk's office within 60 days of such written approval. In the event that such plat is not filed within 60 days, the approval of such plat shall be nullified.
