Uses and structures permitted in the R-1 District are as follows:
A. Principal uses and structures:
(1) Single-family detached dwellings.
(2) Churches or other places of worship or religious education,
parish houses, convents, rectories or parsonages.
(3) Schools (public, private or nonprofit) offering an academic
course accredited by the State Education Department.
(4) Public libraries or public museums.
(5) Fire stations without club facilities.
(6) Golf courses, except miniature golf courses and practice
driving ranges operated as individual commercial enterprises, including accessory
buildings, structures and uses which are necessary for or customary to golf
course operations; provided, further, that no building or structure shall
be less than 100 feet from any street line or any other lot in an R District.
B. The following by special use permit authorized by the
Town Board (see Article
XXXII):
(1) Uses subject to special permit in all districts.
C. Accessory uses and structures:
(1) Accessory uses and structures customarily incidental
to permitted principal uses. More than one accessory building permitted only
by approval of Town Board.
(2) Private garages or off-street parking spaces (see Article
XVIII), including the parking of commercial vehicles, provided that the vehicles
are used by the occupant of the premises and do not exceed a rated capacity
of 3/4 ton.
(3) Completely enclosed storage in an accessory structure
of unoccupied recreational trailers, utility trailers or boats owned by the
occupant of the premises for his personal use.
(4) Buildings for private horticultural programs, not to
exceed 500 square feet in floor area, provided that such buildings are located
to the rear of the front setback line and do not occupy any part of a required
side yard.
(5) Private swimming pools and tennis courts, provided that
any such facility is located to the rear of the front setback line and does
not occupy any part of a required side yard. In the case of any private in-ground
swimming pool, such pool shall comply with applicable provisions of the In-ground
Swimming Pool Code of the Town of Boston.
(6) Professional residence offices, provided that:
(a) Such use shall be located entirely within a dwelling.
(b) Such use shall not include the confinement of any person
under care or treatment.
(7) Home occupations, as defined in this chapter.
(8) Television reception antennas and mountings having a
combined weight of less than 50 pounds.

(9) Radio reception and transmission antennas and mountings
having a combined weight of less than 50 pounds.

Unless otherwise provided, the minimum lot size in the R-1 District
shall be as specified in this section.
A. Lot area: 20,000 square feet.
B. Lot width at the building line: 100 feet.
C. Lot width at the front lot line shall be equal to the
minimum required lot width at the building line.
D. Minimum lot depth:
(2) Other uses: by yard requirements.
Unless otherwise provided, the maximum permitted height of buildings
in the R-1 District shall be as specified in this section.
A. Single-family dwellings: 2 1/2 stories, not to exceed
35 feet.
B. Other principal buildings: as regulated by yard requirements.
Unless otherwise provided, the minimum yards and other open spaces in
the R-1 District shall be as specified in this section.
B. Side yards: two required.
(1) Single-family dwellings: The minimum width of any side
yard shall be 10 feet.
(2) Other principal buildings: Except as otherwise provided,
each side yard shall equal 30 feet or a distance equal to the height of the
principal building, whichever is greater; provided however, that when a side
yard adjoins a lot in any district other than an R District, such side yard
shall equal 15 feet or a distance equal to 1/2 the height of the principal
building, whichever is greater.
C. Rear yard: No rear yard shall have a depth less than
30 feet or a distance equal to the height of the principal building, whichever
is greater.
D. Open space between principal buildings on a single lot:
No vertical wall of a principal building shall be nearer to a vertical wall
of any other principal building than a distance equal to the average height
of such vertical wall, measured from adjoining finished grade, whichever is
greater.
E. Maximum lot coverage: 12%.
