Uses and structures permitted in the M-2 District are as follows:
A. Principal uses and structures:
(1) Principal uses and structures permitted in the M-1 District,
but without the requirement of being within a completely enclosed building.
(4) Concrete products manufacture or concrete- or cement-mixing
plants.
(5) Storage of petroleum and petroleum products.
(6) Manufacturing of abrasives.
(7) Automobile assembly and fabrication.
(8) Manufacture of heavy machinery.
(9) Processing or treatment of bituminous products.
(10) Metal casting and foundry products.
(11) Open storage yards not otherwise limited in this section,
including junkyards as regulated by the Town of Boston.
(12) Adult uses, subject to the provisions of §
123-124.
(13) Mining and reclamation activities, subject to a New York
State permit.

B. Uses subject to special permit.
(1) Uses subject to special permit in Article
XXIII.
(2) An increase of building height above 35 feet.
(3) Radio or television transmission facilities and/or receive-only
antennas and mountings having a combined weight exceeding or equal to 50 pounds,
subject to the conditions and limitations of §
123-48B(1).

C. Accessory uses and structures:
(1) Accessory uses permitted in the M-1 District.
(2) Accessory uses and structures customarily incidental
to permitted principal uses.
D. Limitations on uses in the M-2 District:
(1) No use of land, building or structure shall be permitted
if the operation of which normally results in any:
(a) Fire or explosive hazard.
(b) Dissemination of atmospheric pollutant, noise vibration
or odor beyond the boundaries of the premises on which such use is located.
(2) No unneutralized refuse material shall be discharged
into sewers, streams or ditches.
(3) Storage of flammable liquids shall be entirely underground
and in storage tanks to conform with the New York State Uniform Fire Prevention
and Building Code and New York State Environmental Conservation Law. Safety
containers shall be used within any building or structure in which flammable
liquids are handled.
(4) All side and rear lot lines abutting any lot in any R
District or C-1 District shall be fenced or screened. Unless otherwise provided,
the fence shall be of a solid material approved by the Town Board.
(5) Unless otherwise provided, required side and rear yards
shall be used only for landscaping and/or off-street parking of employees',
customers' and visitors' cars.
Unless otherwise provided, the minimum lot size in the M-2 District
shall be as specified in this section.
A. Lot area:
(1) The minimum size of any lot shall be one acre for all
permitted uses and structures.
B. Lot width at the building line:
(1) 100 feet for all principal uses and structures.
Unless otherwise provided, the maximum height of buildings in the M-2
District shall be as specified in this section.
A. Maximum: 35 feet, except on special permit by the Town
Board.
Unless otherwise provided, the minimum required yards and other open
spaces in the M-2 District shall be as specified in this section.
A. Front yard: 50 feet, except that when opposite any R
District or when used for accessory parking, it shall be not less than 60
feet.
B. Side yards:
(2) Where a side yard abuts any R District boundary, it shall
not be less than 75 feet or the height of the principal building, whichever
is greater.
(3) Where a side yard abuts a C-1 District boundary, it shall
be not less than 25 feet in width.
C. Maximum lot coverage: 40%.
