The purpose of this district is to provide retail shopping service
facilities to serve immediate household needs which are of a limited
type and size appropriate to smaller properties, which do not generate
large amounts of traffic and which do not adversely impact neighboring
residential uses.
In the C2 Neighborhood Business District, the following uses
are authorized:
A. Permitted uses.

Retail bakery, excluding processing.

Dry-cleaning pickup store.

Florist shop, excluding greenhouse.

Video store, excluding adult video store.
(s)
Oil and gas drilling, subject to the zoning certificate required by §

Other accessory uses customarily incidental to and on the same
lot with any permitted use, conditional use or use by special exception
authorized in this district.

C. Uses by special exception.

Group care facility, transitional dwelling or personal care boarding home, subject to §

Temporary use or structure, other than a construction trailer, subject to §
250-110A(39).
(2) Accessory uses.
(a)
Home occupation in a single-family dwelling which is a nonconforming use, subject to §
250-110A(14).
In the C2 Neighborhood Business District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific conditional uses and uses by special exception contained in Article
XIV:
A. Minimum lot size: 21,780 square feet.
B. Minimum lot width: 100 feet.
C. Maximum lot coverage: 23%.
(1) Maximum impervious area: 80%.
(2) Minimum penetrable surface area: 20%.
D. Minimum front yard: 50 feet.
E. Minimum rear yard:
(1) Adjoining an R District: 75 feet.
(2) Accessory structures: 20 feet.
F. Minimum side yard:
(1) Adjoining an R District: 75 feet.
(2) All others: 20 feet each side.

I. Maximum height:
(1) All principal structures: 35 feet and two stories.
(2) All accessory structures: 35 feet and one story.
