The purpose of this district is to preserve established single-family
neighborhoods and to protect them from encroachment by incompatible
land uses while providing for customary permitted accessory uses and
compatible public and semipublic uses as permitted uses and uses by
special exception.
In the R-1 Single-Family Residential District, only the following
uses are authorized:
A. Permitted uses.
(1) Principal uses.

Communications antenna mounted on an existing building or on a public utility storage or transmission structure, subject to §
220-103.
(g)
Oil, gas or water intake well, subject to §
220-104.
(i)
Schools, public or private.
(2) Accessory uses.
(d)
Keeping of domestic pets.
(e)
No-impact home-based business, subject to §
220-102.
(f)
Off-street parking and loading, subject to Article
XV.
(g)
Private garages and storage buildings, subject to §
220-94.
(i)
Private residential swimming pools, subject to §
220-94.
(j)
Signs, subject to Article
XVI.
(k)
Temporary construction trailer, model home or sales office, subject to §
220-98.
(l)
Other accessory uses customarily incidental to and on the same
lot with any permitted use or use by special exception authorized
in this district.
B. Uses by special exception.
(1) Principal uses.
(a)
Day-care centers or preschool facilities in a church or school, subject to §
220-90K.
(c)
Neighborhood resident parking lot, subject to §
220-90S.
(d)
Nonprofit service organization, subject to §
220-90T.
(f)
Public and semipublic swimming pools, subject to §
220-90Y.
(g)
Public utility buildings or structures, subject to §
220-90Z.
(h)
Temporary use or structure other than a construction trailer, model home or sales office, subject to §
220-90BB.
(2) Accessory uses.
(d)
Rooming house.

In the R-1 Single-Family Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific uses by special exception contained in Article
XIII.
A. Minimum lot area: 6,000 square feet.
B. Minimum lot width: 60 feet.
C. Maximum lot coverage: 40%.
D. Minimum front yard: 30 feet.
E. Minimum rear yard:
(1) Principal structures: 20 feet or the height of the building, whichever
is greater.
F. Minimum side yard:
(1) Single-family dwellings: six feet minimum; 10 feet maximum.
(2) All other principal structures: 10 feet.
G. Special yard requirements: See §
220-94.
H. Permitted projections into required yards: See §
220-95.
I. Maximum height:
(1) All principal structures: three stories, but no more than 35 feet.
(2) All accessory structures: one story, but no more than 20 feet.
