The purpose of this district is to preserve areas of medium-density
housing, including garden apartments and townhouses; to provide opportunities
to accommodate student housing; and provide for customary permitted
accessory uses and compatible public and semipublic uses as permitted
uses and uses by special exception.
In the R-3 Medium-Density Residential District, the following
uses are authorized:
A. Permitted uses.
(1) Principal uses.

Communications antenna mounted on an existing building or on a public utility storage or transmission structure, subject to §

Oil, gas or water intake well, subject to §
220-104.
(h)
Schools, public or private.
(2) Accessory uses.

Private garages and storage buildings, subject to §

Temporary construction trailer, model home or sales office, subject to §

(l)
Other accessory uses customarily incidental to and on the same
lot with any permitted use or use by special exception authorized
in this district.
B. Uses by special exception.

In the R-3 Medium-Density Residential District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific uses by special exception contained in Article
XIII.
A. Minimum lot area:
(1) Single-family dwellings: 4,000 square feet.
(2) Two-family dwellings: 4,000 square feet.
(3) Garden apartments and townhouses: 10,000 square feet.
(4) Student housing: 10,000 square feet.
(5) All other principal uses: 10,000 square feet.
B. Minimum lot width:
(1) Single-family dwelling: 40 feet.
(2) Two-family dwelling: 40 feet.
(3) All other principal structures: 75 feet.
C. Maximum dwelling unit density (for garden apartments and townhouses):
12 units per acre.
D. Maximum lot coverage: 60%.
E. Minimum front yard: 20 feet.
F. Minimum rear yard:
(1) Principal structures: 20 feet or the height of the building, whichever
is greater.
G. Minimum side yard:
(1) Single-family dwellings and two-family dwellings: four feet minimum.
10 feet maximum.
(2) All other principal structures: 10 feet.
H. Special yard requirements: See §
220-94.
I. Permitted projections into required yards: See §
220-95.
J. Maximum height:
(1) All principal structures: three stories, but no more than 45 feet.
(2) All accessory structures: one story, but no more than 20 feet.
