Redevelopment areas, as shown on the Redevelopment Areas Map,[1] dated July 2007, have been so designated by the City Council under N.J.S.A. 40A:12A-1 et seq. and are subject to the specific regulations as adopted by the City Council for the particular redevelopment area. These specific regulations take precedence over the underlying zone district regulations. The applicable regulations for each redevelopment area may be obtained from the office of the City Clerk or the Department of Housing and Economic Development.

A.
Zoning district boundary lines are intended to follow street center lines, railroad rights-of-way, streams and lot or property lines as they exist on lots of record at the time of enactment of this chapter, unless otherwise indicated by dimensions on the Zoning Map.
B.
Any dimensions shown on the Zoning Map are measured horizontally and from the street right-of-way line, even if the center line of that street is used for the location of the zoning district line.
C.
The exact location of any disputed zoning district boundary line shall be determined by the Zoning Board of Adjustment.
D.
The zoning standards, controls and designations apply to every structure, lot and use within each district, and the district lines extend vertically in both directions from ground level.
Any retail or commercial establishment within 100 feet of any residential area is subject to the business hour restrictions as provided for in Article V of Chapter 146, Licensing.
