A. 
It is important for neighbors to know when the Board of Appeals, the Planning Board or the Town Board will hear and discuss certain applications regarding the use or improvement of real property. Prior to the enactment of this chapter, notice of such requests was given by mail, by publication in the newspaper and/or by posting on the Town's website. While these means of notification are more than what New York State law requires, the Town Board has determined that additional notice in the form of a sign posted upon the subject property will make the Town's notification procedures more effective and comprehensive. This additional means of notification will increase awareness and will afford more people in the community an opportunity to participate in the decisionmaking process.
B. 
It also is important for certain neighbors of properties where substantial demolition is about to occur to be notified by mail of the impending demolition and for the general public to be notified through the posting of an appropriate sign.
As used in this chapter, the following terms have the meanings indicated:
APPLICANT
The owner of the subject property or the person requesting an interpretation of Chapter 240 of the Code. The applicant may authorize another person to act in the applicant's behalf.
APPLICATION
A request for the approval of a wetlands/watercourse permit pursuant to Chapter 114 of the Code, the approval of a site plan pursuant to Chapter 177 of the Code, the approval of a site plan pursuant to Chapter 178 of the Code, the approval of a subdivision pursuant to Chapter 190 of the Code, the issuance of a special use permit pursuant to Chapter 240 of the Code, the interpretation of, or a variance from, any provision of Chapter 240 of the Code, or the amendment of any provision of Chapter 240 of the Code if requested through a petition by the owner of the subject property or any combination of the foregoing. Neither a request for the extension of a special use permit nor an amendment of a provision of Chapter 240 of the Code initiated by the Town Board shall be considered an application.

BOARD
The Board of Appeals, the Planning Board or the Town Board of the Town of Mamaroneck.
DEMOLITION
The razing of all or a portion of the exterior of the main building (as defined in § 240-4 of the Code) on a subject property.
MAILING AREA
Three hundred linear feet from each of the lot lines and corners of the subject property.

SUBJECT PROPERTY
The lot which is either the subject of an application or the site of future demolition.
