any residential purposes shall provide the lot area per dwelling unit
as established for the R-4 General Multifamily and Commercial District.
(3)
Minimum front setback: 10 feet, except:
(a)
Where parts of the frontage are designated on
the Zoning Map as a residential district and parts are B-1 Limited
Business District, the setback regulations of the residential district
shall apply to the B-1 Limited Business District properties.
(b)
Where, in a recorded plat or subdivision, provision
is made for off-street parking no front yard shall be required.

designated on the District Map as a residential district and parts
are B-2 General Business District, the setback regulations of the
residential district shall apply to the B-2 General Business District
properties; otherwise, no setback shall be required.

Minimum front setback: 25 feet, except that where
parts of the frontage are designated on the District Map as a residence
district and parts are M-1 Limited Industrial District, the setback
regulations of the residential district shall apply to the M-1 Limited
Industrial District properties.
(4)
Minimum side yard setback, except as provided under § 455-12.
