A. 
Before any Use Group R-3 or R-4 structure is sold, leased or otherwise made subject to a change of occupancy for residential purposes, the owner shall obtain a certificate of smoke detector and carbon monoxide alarm compliance (CSDCMAC), evidencing compliance with N J.A.C. 5:70-4.19, from the Bureau of Fire Prevention.
B. 
Certificate of Continued Occupancy. Before any building or structure, other than Use Group R-3 or R-4, is sold, leased, or otherwise made subject to a change of occupancy, the owner shall obtain a certificate of continued occupancy, evidencing compliance with the Uniform Fire Safety Act, N.J.S.A. 52:27D-192 et seq. from the Bureau of Fire Prevention.

A. 
The provisions of this article shall in no way or manner affect the requirements of the Uniform Construction Code with regard to new construction. Similarly, this article shall not be deemed to apply to new construction within the Borough of Palisades Park which is subject to the requirement of a certificate of occupancy issued by the Construction Official.[1]

The fee for smoke detector and carbon monoxide alarm compliance as aforesaid shall be $100 per dwelling unit per inspection.
