[Adopted 5-11-1978 by L.L. No. 2-1978 as Ch. 17, Art. II, of the 1978 Code]
Pursuant to Article 16 of the Town Law, the Planning Board is hereby authorized and empowered to:
A. 
Approve plats showing lots, blocks or sites, with or without streets or highways.
B. 
Conditionally approve preliminary plats within that part of said Town outside the limits of any incorporated city or village.
C. 
Pass and approve the development of plats already filed in the office of the Clerk of Sullivan County if such plats are entirely or partially undeveloped.
Said Planning Board is authorized and empowered to approve or disapprove:
A. 
Changes in the lines of existing streets, highways or public areas shown on subdivision plats or maps filed in the office of the Clerk of said county.
B. 
Laying out, closing off or abandonment of streets, highways or public areas under the provisions of the Town and Highway Laws, within that part of said Town outside the limits of any incorporated city or village.
Said Planning Board is empowered to exercise all of the powers granted to said Board by §§ 276 and 277 of the Town Law.
Pursuant to § 278 of Article 16 of the Town Law, said Planning Board is hereby authorized simultaneously with the approval of any plat within that part of said Town outside the limits of any incorporated city or village to modify applicable provisions of the zoning ordinance subject to the conditions set forth in said section and subject to the provisions of the Zoning Ordinance of the Town of Forestburgh.[1]
