For purposes of this article there shall be no difference between hotel, motel or boatel, except that a boatel shall provide waterfront bulkheaded space for the dockage of boats.
No hotel, motel or boatel shall be erected on a lot whose area is less than 15,000 square feet.
Yards shall be provided as follows:
A. 
Front yard depth: 20 feet;
B. 
Two side yards: 10 feet each;
C. 
Rear yard depth: 20 feet;
provided, however, that where the property line abuts on any district other than Residence AA or Residence A or Residence Apartment, the rear yards so abutting may be used for parking automobiles.
Parking facilities shall be provided to accommodate one automobile for each sleeping room and, in addition, one automobile for each 300 square feet of restaurant and public room floor area.
The building height limit shall be 25 feet or two stories, whichever is greater, except that this provision shall not operate to restrict the height of a flagpole, water tank, elevator roof, bulkheading or a television or radio antenna.
Each sleeping room shall contain at least 132 square feet of floor area with a ceiling height of eight feet.
Light and ventilation shall comply with the Building Code.[1]
