The Neighborhood Residential Districts — NR
are established to provide for the development of residential neighborhoods
occupied by differing types of residential structures together with
certain additional uses which are supporting to and compatible with
residential neighborhoods. It is contemplated that all residences
in these districts shall be served by public water supply and public
sewage disposal facilities.
In Neighborhood Residential Districts — NR,
no building or other structures or land shall be used and no building
or other structure shall be built for any purpose other than:
A.
Area per dwelling unit and lot dimensions.
(1)
For a single-family dwelling, the minimum land area
shall be 10,000 square feet and the minimum width of the lot at the
front building line shall be not less than 80 feet. However, this
shall not apply to prevent the construction of a single-family dwelling
on a lot existing on the date of this enactment and not adjoined at
the side by another unoccupied lot or other unoccupied land in the
same ownership having an area of not less than 5,000 square feet and
a width at the front building line of not less than 50 feet.
(2)
For a two-family dwelling or a pair of semidetached
dwellings, the minimum land area shall be 10,000 square feet and the
minimum width of the lot at the front building line shall be not less
than 100 feet.
(3)
For a dwelling containing three or more dwelling units,
the minimum land area per dwelling unit shall be 2,000 square feet
and the minimum width of the lot at the front building line shall
be not less than 120 feet, or the distance necessary to provide the
side yards specified below, whichever is the greater.
B.
Front yards. Front yards shall be determined in the
same manner as in Single-Family Residential Districts — SFR.
C.
Side yards. Side yards shall be determined in the
same manner as in Single-Family Residential Districts — SFR.
D.
Rear yards. Rear yards shall be determined in the
same manner as in Single-Family Residential Districts — SFR.
E.
Corner lots. Corner lots shall be determined in the
same manner as in Single-Family Residential Districts — SFR.
F.
Height restrictions. The maximum building height shall
be 30 feet.

set forth in SFR.

The following uses may be permitted subject
to provisions and procedures outlined in Single-Family Residential
Districts — SFR:
A.
Any uses permitted by special permit in Single-Family
Residential Districts — SFR.
B.
Club, private, as herein defined, without features
likely to occasion a nuisance in a residential neighborhood by reason
of noise or other objectionable features.
C.
Radio or television transmission facilities and their
customary appurtenances.
D.
Motels and motor courts, which shall conform to the
following requirements:
(1)
The minimum land area per establishment shall be 50,000
square feet and the minimum width of the lot at the front building
line shall be 200 feet.
(2)
No rental structure or part thereof shall be placed
closer to any street or road center right-of-way line or closer to
a side or rear property line than 15 feet.
(3)
Automobile parking space shall be provided to accommodate
not less than one car for each rental unit.
(4)
No outdoor swimming pool shall be placed closer to
any street center line than 50 feet or closer than 25 feet from any
other marked or established right-of-way line or closer to a side
or rear property line than 25 feet.
(5)
The property is to be appropriately landscaped, particularly
at the front and sides.
E.
Tourist homes and rooming houses.
F.
Parking lots.
