The Marine Residential District — MR is established to provide for the development of single-family residences and accessory uses while protecting the natural processes and aesthetic beauty of the Thousand Islands.
No building or other structure or land shall be used and no building or other structure shall be built, altered or erected for any purpose other than that of:
A. 
A one-family dwelling, including the following accessory uses and buildings:
(1) 
Storage building.
(2) 
Outdoor storage of not more than two registered boats owned for personal use by a resident on the premises.
(3) 
Playhouse, toolhouse, garden house, cabana or bath house.
(4) 
Private pool.
(5) 
Boathouse or garage.
A. 
Area per dwelling unit and lot dimensions. The minimum land area per dwelling shall be 15,000 square feet. For subdivided islands, the minimum width of the lot at the front property line shall be 100 feet. However, this shall not apply to prevent the construction of a one-family dwelling on a subdivided lot existing prior to the date of enactment of this chapter and not adjoined at the side by other unoccupied land in the same ownership having an area of not less than 7,500 square feet and a width at the front property line of not less than 50 feet.
B. 
Front yards.
(1) 
The front yard requirements are only applicable to an island which has been subdivided into more than one lot.
(2) 
No specific setback distance is required.
C. 
Rear yards. Where a proposed home or structure is to be built on a subdivided island, the structure must have a rear yard setback from any adjacent rear lot line of 25 feet.
D. 
Side yards.
(1) 
Side yard requirements are only applicable to an island that has been subdivided into more than one lot.
(2) 
There shall be a side yard of at least 15 feet from any adjacent property line. The only exception is for a lot existing at the time of this enactment that is less than 100 feet wide at the front building line. For such a lot, the width of the side yard may be reduced to a distance of 10 feet from any adjacent property line.
(3) 
For a nonresidential building other than an accessory building, there shall be a side yard with a width of not less than 30 feet from an adjacent property line.
E. 
Height restrictions. The maximum height allowed in the Marine Residential District shall be 30 feet.
A. 
No accessory building shall be placed closer to a side or rear property line than 10 feet, and for each foot the height of such building exceeds 15 feet, the offset from the rear and side property line shall be increased by one foot.
B. 
Docks and boathouses must be 125 feet from any neighboring shoal, island or mainland.
C. 
No accessory building shall be used as a dwelling.
Temporary permits may be issued by the Zoning Enforcement Officer for a period not exceeding six months for nonconforming uses incidental to housing and construction projects, including such structures and uses as storage of building materials and machinery, the processing of building materials and a real estate office located on the tract being offered for sale, provided that such permits are conditioned upon agreement by the owner or operator to remove the structure or structures or use upon expiration of the permit. Such permits may be renewed upon application to the Zoning Enforcement Officer for successive additional periods of six months, but in no case shall a temporarily permitted use be allowed to exist beyond 18 months of the date of its original permit without first obtaining a standard zoning permit.
The Planning Board may authorize the issuance of a special permit for any of the following buildings and uses according to the special permit requirements of Article V:
A. 
Church or other place of worship, together with its usual accessory facilities, including parish houses.
B. 
Bed-and-breakfast.
C. 
Recreational area.
D. 
Boarding/rooming house.
E. 
Campground.
