Subject to modification in special cases as specified in subsequent or preceding sections of this chapter, requirements for the lot size and bulk of buildings permitted in each district shall be as set forth in the Schedule of Regulations as to Bulk, Height and Other Requirements, which is hereby adopted and made a part of this chapter.[1]

The height limitations of this chapter shall not apply to chimneys, church spires, belfries, standpipes, water towers, flag poles or monuments; or to elevators, radio or television aerials, skylights, ventilators, clock towers, cupolas, water tanks and similar structures and mechanical appurtenances which are part of a building; provided that the aggregate horizontal area of such structures or parts of buildings shall not exceed 25% of the ground area covered by the main building. No parapet wall or cornice may exceed the height limitations of this chapter. A railing on a flat roof may exceed the height limitations, provided that such railing has at least 50% of its vertical face open.

A. 
Extensions of a structure into a required front or rear yard shall be permitted as follows:
(1) 
By cornices, canopies, window sills, eaves, overhangs and similar extensions which are 10 feet or more above grade: one foot.
(2) 
By open, fireproof fire escapes: four feet.
(3) 
By any terrace or porch having its floor level no higher than the floor level of the first story of the building and having no railing or other member higher than three feet above floor level: 10 feet.
B. 
Extension of a structure into a required side or rear yard shall be permitted as follows: same as permitted for extensions into required front yards, except that no porch, terrace or steps shall be closer than five feet to any side lot line.
A. 
No accessory buildings are permitted in any required front or side yard.
B. 
Detached accessory buildings. Detached accessory buildings shall be permitted in a required rear yard subject to the following regulations:
(1) 
The aggregate ground area covered by all accessory buildings located in the required rear yard space shall not exceed 30% of such required rear yard.
(2) 
Height limit: 15 feet.
(3) 
Setback from the side or rear yard lot shall be five feet.
(4) 
Setback from the street line on a corner lot: same as the corner side yard requirements for the district in which the lot is located.
C. 
Permitted accessory structures, such as flagpoles, statuary and fences which are not buildings as defined by this chapter may be located anywhere on a lot, subject to any other applicable provisions of this chapter.
On every corner lot within the triangle formed by the street lines on such lot and a line drawn between points on such lines at the distance from their intersection specified below, there shall be no fence or wall higher than 24 feet nor any other obstruction to vision other than a post, column or tree not exceeding in cross-section one square foot between a height of 2 1/2 feet and a height of 10 feet above the established grade of either street.
A. 
For a lot having an interior angle of 90º or more at the street corner thereof: 20 feet.
B. 
For any lot having an interior angle of less than 90º at the street corner thereof: 20 feet plus one foot for every 10º or major fraction thereof by which such interior angle is less than 90º.

Lot frontage shall not be less than 80% of the required lot width, except in the case of lots on the turning circle of a cul-de-sac where the frontage may be reduced to 30 feet.
An isolated lot in any R District which does not meet the minimum lot size requirements for the district in which it is located, and which existed as an isolated lot at the time of passage of this chapter, may be used for a one-family house without the granting of a variance by the Board of Adjustment, provided that all of the other requirements for the district are met.
