The following uses are permitted in Commercial Districts:

The following uses are permitted after issuance of a special permit:

Other commercial uses, upon the findings that such use is of the same general character as those permitted and will not be detrimental to other uses within the district or to adjoining uses.

Bachelor apartment, provided that the following conditions are met:

(1) 
Bachelor apartments shall be prohibited on the first-floor level of any structure.
(2) 
A minimum of 1°1/2 parking spaces shall be provided per bachelor apartment.
(3) 
Apartments shall comply with all state and local building and fire prevention codes.

Solar farms.

A. 
Area, yard and bulk requirements for the Commercial District shall be as follows:
(1) 
Minimum district area: five acres.
(2) 
Minimum district width: 300 feet.
(3) 
Minimum district depth: 300 feet.
(4) 
Minimum district front yard: 80 feet (except in the central area).
(5) 
Minimum district rear yard:
(a) 
Generally, 30 feet.
(b) 
Abutting residential districts: 80 feet (except in the central area).
(6) 
Minimum district side yards:
(a) 
Generally: 30 feet.
(b) 
Abutting residential districts: 80 feet (except in the central area).
(7) 
Maximum district coverage: 25% (except in the central area).
(8) 
Maximum building height: three stories or 35 feet, whichever is less.
B. 
Supplementary regulations.
(1) 
Supplementary regulations are as set forth in Article XVII hereof.
(2) 
Site plan approval is required.
