To carry out the purposes of this chapter, the
area of the Town is hereby divided into zoning districts. The following
zoning districts are established, which may be immediately or subsequently
applied to areas of the Town. For convenience of designation in the
text, the Zoning Map[1] and Zoning Schedule,[2] each district has been assigned a short title as listed
hereinafter.

No ranking or hierarchy is intended among districts;
for example, a residential district is not necessarily considered
a higher type of district than a commercial. Each district is designed
to provide optimum conditions for the intended uses. Uses permitted
in a residential district are therefore not automatically permitted
in a commercial district, nor are commercial uses necessarily permitted
in an industrial district. For convenience and where applicable, uses
may be permitted by reference when they are identical in several districts.

Establishment. The locations of the districts enumerated in § 127-6 and the boundaries of such districts are hereby established as shown upon the map, which is attached hereto and made a part of this chapter, being designated as the "Zoning Map."[1] Said map and all the notations, references and other information
shown thereon shall be as much a part of this chapter as if the matters
and information set forth by said map were all fully described herein.

Boundary determination. The boundaries of districts
shall be as shown by heavy solid lines on the Zoning Map. Where uncertainty
exists as to any of said boundaries as shown on said map, the following
rules shall apply:
(1)Â
Where such boundaries are indicated as approximately
following the center lines of streets, alleys, railroads, streams
or canals or power transmission lines, such center lines shall be
construed to be such boundaries.
(2)Â
Where such boundaries are indicted as approximately
following the boundary lines of parks or reservations, such lines
shall be construed to be such boundaries.
(3)Â
Where such boundaries are indicated as approximately
following lot lines, such lot lines shall be construed to be such
boundaries.
(4)Â
In unsubdivided land and where a district boundary
divides a lot, the location of such boundary, unless the same is indicated
by dimensions shown on the map, shall be determined by the Zoning
Administrator by the use of the scale appearing thereon.
(5)Â
Where district boundaries are so indicated that they
are approximately parallel to the center lines or street lines of
streets or the center lines or right-of-way lines of highways, such
district boundaries shall be construed as being parallel thereto and
at such distance therefrom as indicated on the Zoning Map. If no distance
is given, such dimension shall be determined by the Zoning Administrator
by the use of the scale on said Zoning Map.
Minimum lot sizes, maximum lot coverages, yard requirements and green belt requirements for the districts enumerated in § 127-6 are hereby established as shown upon the schedule which is attached hereto and made a part of this chapter, being designated as the "Zoning Schedule."[1] Said schedule and all notations, references and other
information shown thereon shall be as much a part of this chapter
as if the matters and information set forth by said schedule were
all fully described herein.
