A. 
Legislative intent.
(1) 
The purpose of the West Ward District is to protect and enhance the character of this existing neighborhood located on a similar topographic plane as the Downtown by accommodating a mix of housing types and development intensities, green space, neighborhood retail and commercial services, and appropriate infill and redevelopment.
B. 
Requirements.
(1) 
The minimum lot size for single-family detached dwellings in the district is 6,000 square feet for A Blocks, 4,500 square feet for B Blocks, and 3,000 square feet for C Blocks.
(2) 
The build-to line shall be 20 feet for A Blocks, 10 feet for B Blocks, and zero feet for C Blocks.
(3) 
Both new construction and redevelopment in the district shall comply with Article XXXV, Context Sensitive Design Standards, particularly standards for the street and alley network, parking location, and street trees and landscaping.

The Table of Dimensional Criteria for the West Ward (WW) District is located at the end of this chapter.
A. 
Shall not exceed 15 feet in height.
B. 
Shall be three feet from any and all side lot lines.
C. 
Shall be three feet from the rear lot line, where no vehicular access exists, and six feet otherwise.
D. 
Shall be located at least four feet from other structures.
A. 
In addition to other design standards of this article pertaining to lot area and width, build-to lines, side yards, building height, and impervious surface, the following shall apply:
(1) 
The context sensitive design standards of Article XXXV.
(2) 
Off-street parking shall be accessed via an alley.
(3) 
No new attached garage may be front-loaded.
(4) 
Driveways accessed via a street, and not an alley, shall be no more than nine feet wide.
A. 
All requirements of § 595-251, Special exceptions, shall be met.
B. 
All supplemental standards of Article XXXI shall be met.
C. 
Communications facilities, including communications towers and communications antennas mounted on an existing public utility transmission tower, building or other structure and existing communications towers and communications equipment buildings, shall meet the requirements of Part 6, Communications Facility Regulations.
