A. 
Legislative intent.
(1) 
The purpose of the River Corridors and Other Green Areas District is to provide for adequate protection and buffering of the City's waterways and other natural resources; assist in flood management, protect environmentally sensitive areas, and meet the need for local and regional greenways, open space, and recreation within the City.
B. 
Requirements.
(1) 
The maximum impervious surface ratio, by right, in the district shall be 15%.
(2) 
Both new construction and redevelopment in the district shall comply with Article XXXV, Context Sensitive Design Standards, particularly standards for buffers and buffer areas, natural resource protection, and street trees and landscaping.

The Table of Dimensional Criteria for the River Corridors and Other Green Areas (RC) District is located at the end of this chapter.
A. 
Shall not exceed 15 feet in height.
B. 
Shall not be located in any required front yard.
C. 
Shall be 10 feet from any property line.
D. 
Shall be located at least six feet from other structures.
A. 
The requirements of § 595-251, Special exceptions, shall be met.
B. 
Communications facilities, including communications towers and communications antennas mounted on an existing public utility transmission tower, building or other structure and existing communications towers and communications equipment buildings, shall meet the requirements of Part 6, Communications Facility Regulations.
C. 
The supplemental standards of Article XXXI shall be met, unless otherwise specified below:

Build-to line.
(1) 
The build-to line for A Blocks shall be 15 to 20 feet.
(2) 
The build-to line for B Blocks shall be 10 to 15 feet.
E. 
Building height.
(1) 
The minimum building height shall be two stories (20 feet).
(2) 
The maximum building height shall be 40 feet.
F. 
Impervious surface ratio.
(1) 
The maximum impervious surface ratio shall be 30%.
G. 
Lot requirements and yard setbacks shall comply with § 595-90.
H. 
Design standards.
(1) 
In addition to other design standards of this article pertaining to build-to lines, building height and impervious surface ratio, the context sensitive design standards of Article XXXV shall apply.
(2) 
Parking shall be provided in accordance with § 595-179, Minimum spaces required. It shall be located to the rear or side of the principal building and screened in accordance with Article XXX.
(3) 
No drive-in uses shall be permitted.
