A. 
Legislative intent.
(1) 
The purpose of the Innovation Overlay District is to protect existing neighborhoods while accommodating the expansion and enhancement of compatible, light industrial and commercial opportunities that meet rigorous design standards.
B. 
Requirements.
(1) 
The maximum impervious surface ratio in the district shall be 60%.
(2) 
Landscape and buffer standards will be used to buffer nonresidential and residential uses.
(3) 
Both new construction and redevelopment in the district shall comply with Article XXXV, Context Sensitive Design Standards, particularly standards for buffers and buffer areas, natural resource protection, uses, and street trees and landscaping.

A. 
Permitted uses shall comply with the dimensional requirements of the underlying district.
B. 
The Table of Dimensional Criteria for the Innovation Overlay (IO) District is located at the end of this chapter.
A. 
Shall not exceed 15 feet in height.
B. 
Shall be set back four feet from any and all side yards.
C. 
Rear yard setback shall be four feet where no vehicular access exists and six feet otherwise.
A. 
Drive-ins shall not be permitted.
B. 
Distance between principal buildings on the same lot shall be 15 feet.
C. 
Loading and service areas shall be screened from any residential use.
D. 
Screening and buffering shall comply with Article XXX, Landscaping Standards.
A. 
The requirements of § 595-251, Special exceptions, shall be met.
B. 
Unless otherwise specified above, the supplemental standards of Article XXXI shall be met.
C. 
Communications facilities, including communications towers and communications antennas mounted on an existing public utility transmission tower, building or other structure and existing communications towers and communications equipment buildings, shall meet the requirements of Part 6, Communications Facility Regulations.
