For the purpose of promoting the public health, safety and the general welfare of the Town of Bethany Beach, the Town is divided into the following districts:
R-1
Residential District
R-1A
Boardwalk Residential District
R-1B
Sea Villas Residential District
R-2
Residential District
C-1
Central Commercial District
C-2
Neighborhood Commercial District
CL-1
Commercial Lodging District
MORE
Municipal, Open Space, Recreation Facilities and Educational District

The above districts are bounded and defined as shown on a map entitled "Official Zoning Map of the Town of Bethany Beach, Delaware," adopted July 8, 1972, revised July 19, 1975, prepared by the Planning and Zoning Commission[1] and approved by the Board of Commissioners. Said map and all explanatory matter thereon is hereby made a part of this chapter and will hereinafter be referred to as the "Zoning Map."[2] Said map shall be retained in the Town Hall and copies made available to the public at a prescribed fee.

Where uncertainty exists with respect to the boundaries of any of the districts shown on the Zoning Map, the following rules shall apply:
A. 
Where district boundaries are indicated as approximately following the center lines of streets or alleys, said center lines shall be construed to be such boundaries.
B. 
Where district boundaries are so indicated that they follow the lot lines, said lot lines shall be construed to be such boundaries.
C. 
Where the district boundaries are neither lot lines nor center lines of streets or alleys nor street or alley right-of-way lines, unless dimensioned or otherwise clearly indicated on the Zoning Map, they shall be determined by use of the scale of said Zoning Map.
If, in accordance with the provisions of this chapter and the state code, changes are made in the zone district boundaries, such changes shall be made on the Official Zoning Map promptly after the change has been approved by the Town Council. The amending ordinance shall provide that such changes or amendments shall not become effective until they have been duly entered upon the Official Zoning Map.

In the event that the Official Zoning Map becomes damaged, destroyed, lost or difficult to interpret because of the nature or number of changes and additions, the Town Council may, by resolution, adopt an exact duplicate of the then-current Official Zoning Map which shall supersede the prior Official Zoning Map.[2]
