A. 
The Township District is intended:
(1) 
To recognize and secure the open character of specific areas of the Township which now exist as Township-owned parkland;
(2) 
To preserve physical amenities of the Township by reserving designated natural areas which are suited to park use;
(3) 
To provide open recreation spaces in the Township in order to maintain desirable population densities and a proper relationship between residences and public outdoor areas; and
(4) 
To provide for appropriate Township buildings and facilities necessary for the proper functioning of local government and the provision of obligatory public services.
B. 
In the Township District, the following regulations shall apply.
A. 
Permitted uses. In the Township District, land, buildings, and premises may be used by right for the following purposes, and no other:
(1) 
Municipal administration, municipal service activities, and other uses deemed appropriate for the proper functioning of local government.
(2) 
Parks, open space, and recreation areas and facilities, in public ownership.
(3) 
Uses customarily accessory and incidental to any park, recreation, or open space use, including parking, refreshment, and service uses or buildings; and rental uses approved by the Board of Supervisors.

Agricultural use, in accordance with the provisions of § 170-1609 of this chapter.

B. 
Conditional uses. The following uses shall be permitted only upon approval as a conditional use by the Board of Supervisors in accordance with the terms of § 170-2009 of this chapter:

(1) 
Solar energy system as a principal use subject to § 170-1618.C.
(2) 
Wind energy system as a principal use subject to § 170-1618.D.
A. 
Maximum coverage by buildings and other impervious surfaces shall not exceed 60% of the tract area.

B. 
Any building or parking area shall be located not less than 25 feet from any property line.
C. 
Maximum building height shall be three stories or 38 feet, whichever is less.

The following design standards shall apply:
A. 
Signs: As required by Article XVIII of this chapter.
B. 
Parking: As required by Article XVII of this chapter.
C. 
Access and traffic control: As required by § 170-1510 of this chapter.
D. 
Lighting: As required by § 170-1514 of this chapter.
E. 
Stormwater management and erosion/sedimentation control: As required by Chapter 149, Subdivision and Land Development and in accordance with Pennsylvania Department of Environmental Protection regulations.
